【摘要】 各类商品房等小区的维修资金管理工作,是建设银行日常业务的重要组成部分。作为建设银行山东省分行,需要面向所辖范围内各类住房的维修资金管理的工作。通过对维修资金的日常规范管理,为各类小区提供更为优质的服务,保证了各类资源的合理调配。目前,山东省各类新建小区的数量不断增多,银行相关业务的处理压力逐渐增大,原有机制逐渐暴露出一些不足,因此基于此种现状,建设银行山东省分行决定进行住房维修资金综合管理系统的研发。建设银行住房维修资金综合管理系统的研发工作中采用了 B/S架构、MVC设计模式、SSH框架、Oracle11g数据库等技术。B/S架构将系统的各类业务处理集中在服务器端进行,并依据MVC设计模式的基本思想将本系统的技术架构划分为数据持久、视图交互以及业务处理等技术层面,采用由Hibernate、Struts、Spring整合而成的SSH框架对其进行负责。Oracle11g数据库是一种分布式数据库,主要面向系统数据的管理层面。建设银行住房维修资金综合管理系统实现了基础信息管理、资金归集管理、退款管理等主要功能。基础信息管理对相关单位管理、物业小区管理、共用物业管理等功能进行了实现;资金归集管理对首缴额度处理、补缴申请处理、公共资金缴存等功能进行了实现;资金使用管理功能对维修对象维护、维修项目建立、维修支用管理等功能进行了实现;退款管理实现了批量退款申请管理、房屋退款申请管理等功能;查询统计实现了信息查询、会计报表管理、数据统计等功能。建设银行住房维修资金综合管理系统的研发工作,与建设银行山东省分行该方面业务的处理模式进行了充分的结合,并对住房维修资金的管理工作的业务特点进行详尽分析。在正式投入使用后,对该银行住房维修资金的相关管理业务进行了全面的梳理,对其中的各个环节做到权责明确,从而提高各类相关业务处理的效率,服务质量得到保证,资源的调配得以更为合理,为相关业务的进一步开展奠定了坚实的基础。更多还原

【Abstract】 Various types of commercial housing maintenance fund management are an important part of the daily business of the construction bank.As the Shandong branch of China Construction Bank,it is necessary to carry out the maintenance fund management of all kinds of housing within the scope of jurisdiction.Through the maintenance of the daily management of the fund,we can provide more quality services for all types of residential areas and it ensures the rational allocation of resources.At present,all kinds of new residential of Shandong Province is increasing all the time.The pressure of related bank business processing becomes gradually increases.The original system has gradually exposed some shortcomings,so in terms of this situation,the Shandong branch of China Construction Bank decided to develop the housing maintenance fund management system.The system uses B/S architecture,MVC design pattern,SSH framework and Oracle11g database technology.B/S system architecture focuses on the server of all kinds of business process.The system is divided into data persistence,viewing interaction,and business processing through the basic idea of MVC design pattern.The system also uses Hibernate,Struts,Spring.The acle11g database is a kind of distributed database,which is mainly oriented to the management of system data.Construction Bank housing maintenance fund management system achieves the basic information management,fund collection management,refund management.The basic information management includes related units management,property management and shared property management.The fund collection management includes the first payment of the amount of processing,payment processing,apply for public funds deposit.The fund management includes maintenance object maintenance,maintenance project establishment,maintenance support management.The refund management includes batch refund application management and housing refund application management.The statistics query includes information query,accounting report management and data statistics.It is fully combined with the processing mode of the Construction Bank Shandong branch of the business through developing the Construction Bank of housing maintenance fund management system.It has a detailed analysis of business characteristics of the housing maintenance fund management.We carded related management of the bank’s housing maintenance funds by the system.We improved the efficiency of business processing,ensured the service quality.At the same time,the resource allocation is more reasonable.We laid a solid base to the further development of business.更多还原
