【摘要】 目前,我国的房地产开发企业正朝着规模化、品牌化方向发展。在房地产过热时期,房地产的利润率比较高,因而吸引了过多商家介入。经过几年的调整后,房地产业的盈利能力已呈下降趋势。房地产业的快速发展使其正进入精耕细作的时代,专业化分工越来越细,专业化水平越来越高,需要开发商变粗放式管理为集约式管理,实现开发成本费用的精确控制。因此,成本控制作为房地产开发企业必须修炼的内功,占据核心能力,在市场竞争中具有十分重要的意义。本文针对目前国内外房地产成本控制的研究现状和成果,在此基础上进行了总结归纳,并结合实际案例——"梦翔之家"房地产开发项目,进行分析研究,阐述了项目成本控制如何贯穿于项目的全过程。并结合项目现状及存在的问题,运用项目管理、企业管理、全过程成本控制等基础理论,以开发项目全寿命周期的各个阶段为主线,从项目前期规划设计到竣工结算,建立了"梦翔之家"项目成本控制体系。同时,还提出了基于进一步优化的成本控制体系实施保证措施。目的是为开发企业的项目实施提供科学的依据,以到达企业利润的最大化的目标。本文通过对"梦翔之家"项目成本控制问题的分析,建立了一个目标明晰、程序严谨的成本控制体系。以成本控制优化为基础,成本控制为手段,有助于开发企业提高企业核心竞争力,优化企业内部管理,提高开发项目利润。采用的项目全过程思想,在成本控制的研究中,对于理论研究和实际应用都具有一定的参考价值。更多还原

【Abstract】 At present,China’s real estate development companies are moving in size,brand and direction.Overheated period in the real estate,real estate,higher profit margins,which attracts more businesses involved.After several years of adjustment,the real estate industry’s profitability has shown a downward trend.The rapid development of real estate it is entering the era of intensive,specialized division of labor more and more detailed,more and more professional level,the need for developers extensive change management intensive management,to achieve precise control of the development costs.Therefore,the cost control as a real estate development enterprises must practice internal strength,occupy the core capacity in the market competition is of great significance.This real estate at home and abroad for the present situation and cost control results carried out on this basis,summarized,and combined with practical case-the "Dream of House" real estate development projects,analysis and study,explained the project cost control How to run through the whole process of the project.Combined with the State and the problems,the use of project management,business management,cost control the whole process of the basic theory for the development project life cycle,the main line at all stages,from project planning and design to the completion of pre-settlement,the establishment of a"dream of House"project cost control system.Also proposed to optimize cost control programs and physical countermeasures and safeguards.Purpose of implementation of the project for the development of the enterprise to provide a scientific basis,to reach the goal of maximizing corporate profits.Based on the "Dream of House," the analysis of project cost control and establish a goal of clear,strict cost control system program.To optimize the basis of cost control,cost control as a means,which help to improve their core competitiveness,optimizing internal management,improve project profits.The whole process of thinking used in the project,the research on cost control,for both theoretical study and practical application has some reference value.更多还原
