【摘要】 改革开放以来,房地产业快速发展,建筑行业的规模越来越大,中国已经进入房地产市场快速发展的新时期。房地产业在整个国民经济体系中占据非常重要的地位,是推动国民经济快速稳步发展的支柱产业之一。为了抓住行业的发展机遇,应对日益激烈的竞争,建筑企业必须提高项目经济效益,培养核心竞争力。针对大厦建筑施工项目的成本管理成为近年来建筑企业有待研究的新课题,如何解决原有项目成本管理中存在的问题,如项目组织形式复杂,管理链条长,并且各岗位的成本管理意识普遍不强;项目成本控制松弛,对材料管理不严,浪费现象十分严重,缺乏清晰有效的制度制约;对项目成本管理的重视程度不够,成本核算仅表于形式;项目成本管理体系不健全等,这阻碍了行业的发展。本文以寿光市海慧科技大厦工程项目为例,通过分析企业项目成本管理的现状,得到管理过程的主要问题,从而根据项目管理中的成本管理的基本理论,降低海慧科技大厦工程项目建设中的成本,提高企业的经济利益,增强企业在建筑行业的核心竞争力。本文认为大厦项目成本管理的重点和问题在于对于每个阶段的成本有非常清醒的认识,并且能够按照阶段对于成本进行合理的控制,将成本管理与质量管理进行结合,这样才能体现现代项目管理的核心本质。做好项目成本管理的措施和策略有：树立成本控制意识,对项目全过程进行成本控制；运用知识管理提高项目成本管理水平。更多还原

【Abstract】 After China carried out reform and open policy, the real estate industry Rapid development, the scale of the construction industry is larger and larger. The real estate market has entered new period of develepment in China.Real estate industry occupies very important position in the whole national economy,and is one of the pillar industrie which national economy promot steady and rapid development. Construction enterprises must improve the project economic benefit, cultivating core competence,for seizing the industry development opportunities, coping with the increasingly fierce competition. In recent years,building construction project cost management becomes a new topic to be studied in the construction enterprises. How to solve the problems in project cost management, such as project organization form is complex, long management chain and lack of cost management consciousness of each position The flabby of project cost control,lax of the material management,serious waste, the lack of a clear and effective system to restrict;Not enough emphasis on the project cost management.unsound Project cost management system, etc hindered the development of industry. This also is the construction enterprise and the construction industry to realize the building construction cost reduce the way of dream. In Shouguang Haihui Technology Mansion project,the present situation of the enterprise project cost management was analyzed to obtain main problems existing in the management process, and reducing the cost in the Haihui Technology mansion project construction, ccording to the basic theory of cost management in project management. At the same time,economic benefits of enterprises was improved,and core competitiveness of enterprise was enhanceed in construction industry.This article argues that the focus of the building project cost management and the problem is sober understanding for the cost in each stage, and be rational according to the stage for cost control,combining cost management and quality management, reflects the core essence of the modern project management.
