【摘要】 大型综合超市作为一项投资巨大的商业、物业载体,是一项复杂的系统工程,承载着巨大的投资风险,作为九十年代后半期在我国兴起的一种新兴业态,由于大多建于大型居民区附近或交通便利的城乡结合部,而且商品丰富,商店营业面积大,成为我国零售业的主要业态之一,受到广大消费者的欢迎,众多跨国连锁超市看好我国零售市场的发展前景,商业零售百货业界的竞争日趋白热化。在我国现阶段城市化进程加快、城镇居民消费趋于多元化以及零售商业市场全面对外开放这样的的大背景下,大型综合超市的开发项目就成为当前国内外房地产商投资的热点之一。刚起步不久的超市投资建设,在国家对房地产市场实行宏观调控的形势下,将面临政府、市场和消费群体等诸多方面因素影响,既面临巨大机遇挑战,又需时刻防范投资过程中可能出现的各种不确定因素所带来的风险。本文以“嘉禾信”超市开发投资项目为例,运用项目风险管理理论,采用工作分解结构与情景分析相结合的风险识别方法,对超市投资项目进行风险识别,同时对识别的各风险因素进行分类,然后运用层次分析法确定指标权重,采用模糊层次分析法计算项目各指标及整体的风险度,建立起超投资项目风险评价的指标体系。论文最后对评价出的关键风险因素进行对策的探讨,为降低项目经营风险,针对项目不同的经营阶段提出相应的风险应对措施,制定出可行方案。希望通过研究,引起投资者对风险因素的重视,为投资超市提供一些借鉴。更多还原

The government will face consumer groups and business enterprise and market stability factors etc. This makes the supermarket is facing a huge opportunity. And time to prevent investment process may be faced with various risk factors.This paper take Zibo "Jiahe Xin"supermarket development investment project as an example. The use of project risk management theory. Uses risk recognition methods which the work decomposition structure and the scene analysis unify. Carries on the risk recognition to the supermarket investment project. Meanwhile carries on the classification to the recognition risk actor. Establishes the supermarket estate management project risk assessment the target system. Using analytic hierarchy process definite target weight. Uses the fuzzy analytic hierarchy process computation project various targets and the whole risk. The paper finally to the essential risk factor which appraises carries on the countermeasure the discussion. In order to reduce the project management risk.
