A酒店的修缮工程造价管理研究

【摘要】 这几年来,天津市酒店业态竞争愈演愈烈,而在此环境下A酒店的经营指标始终不尽人意,从核心数据上看,无论是平均房价、客房出租率还是营业总收入都处于同类酒店的中下游水平。而造成该竞争劣势的主因是其硬件设施设备的老化以及酒店外观的陈旧等。为了能够在天津市酒店行业取得脱颖而出,酒店必须调整自身定位,并对现有的软硬件进行升级,通过酒店修缮等方式以来提升业绩。一方面既可以提高酒店的经济效益,增加酒店的营业收入,另一方面,通过合理规划管理酒店修缮工程,也可以起到节约运营成本的目的,所以A酒店修缮工程最重要的问题就是如何以最合理的资金运用来完成最高质量的工程。本文的研究主体为A酒店修缮工程造价管理,以A酒店客务部修缮工程为具体案例进行分析。所采用的研究方法包括文献分析法、数据分析法、案例分析法以及对比分析法。本文研究逻辑如下:首先回顾工程造价管理相关理论及最新研究成果,并对其进行整理,内容包括工程造价相关概念、阶段和内容,与其相关的全流程造价管理,还有PDCA管理理论、成本管理理论以及委托代理理论等;然后介绍并分析案例,对A酒店客务部修缮工程现阶段的工程造价管理进行概述,介绍其实际所处阶段和所运用的方法,分析其优点,并总结当前存在性问题;通过以当前项目的存在性问题为基础,提出针对性的解决方案,并提出在执行工程造价管理解决方案同时,其各个阶段环节所应该使用的科学方法以及需要注意的问题;从而达到提高造价管理水平,力争达到修缮工程经济效果与社会效果双达标的目的;最后本文对解决方案的执行效果进行分析,得出该方案实现了良好的项目目标的结论。
【Abstract】 In recent years, the hotel industry of Tianjin city has entered a white hot competition,and business indicators in this environment the Le A Hotel always unsatisfactory, from thecore data, whether it is the average price, the occupancy rate and total revenue in the middleand lower levels of the same. And the cause of the competitive advantage is its hardwarefacilities and equipment aging and appearance of the hotel is old etc.. In order to achieve therapid development of hotel industry in Tianjin city, the hotel must adjust its position, and thehardware and software upgrade existing hotel renovation, the way to achieve the goal of. Onthe one hand to improve the hotel economic benefit, increase hotel revenue, on the otherhand, the need for rational planning management hotel renovation project, and to save thecost, so the most important problem of the current hotel renovation project is how to use thefunds to complete the highest quality engineering.The subject of this article is to repair the engineering cost management, customerservice department to Le A Hotel renovation project for the specific case analysis. Theresearch methods include literature analysis, data analysis, case analysis and comparativeanalysis. In this paper, the research is as follows: firstly, review the results of logic ofengineering cost management related theory and research, and carries on the reorganization,including project cost concept, stage and content, and related the whole process of costmanagement, and PDCA management theory, cost management theory and theprincipal-agent theory; then introduces and analysis of the case, Le A Hotel guest projectcost management renovation project at this stage of the overview, introduces the practicalstage and the use of the method, and analyzes its advantages, and summarizes the currentexistence question; and then to the existence problems of the current project as the basis, putforward the solutions, and put forward in the implementation of the project cost managementsolution at the same time, the scientific method of the various stages of the process should beused and the need to pay attention to; so as to improve the cost management level, theeconomic effect of repair repair works and the social effect of double standards; analysis ofimplementation effect of the solution, the scheme achieves good project objective.
