【摘要】 中国房地产行业从20世纪90年代起,开始进入高度发展时期,在过去的十年中,甚至成为了中国经济的支柱产业,带动了70余个行业的发展,不仅让城市面貌焕然一新,同时也解决了劳动就业等社会问题,成为国家经济的重要组成部分。危旧房改造是房地产行业中的一个部分,而其中最关键最艰难也是最不可预测的环节是拆迁环节。此环节运作的成功与否,直接关系到危旧房改造项目能否顺利进行,关系到项目的成败,因此,拆迁也是众多房地产企业公认的头等大事。城市房屋拆迁工作不仅涉及到企业的经营管理理念,操作方案,同时还受限于国家有关政策。近些年,由于房地产行业的过热发展,国家对房地产行业实施了一系列的调控措施,在整体市场趋于稳定的同时,拆迁难度也正在逐步提高。在此背景之下,本文以X项目的拆迁工作为例,全面系统地梳理了新形势下的房地产企业面临的拆迁问题,并提出可行的解决方案,同时对房地产企业的经营管理理念及实施方案提出建议,旨在促进房地产企业改变经营理念,顺利完成项目建设的起步阶段,节约经营成本,提高企业市场竞争能力。本论文第一章绪论阐述了房地产拆迁行业的概况,进行背景分析,总结了房地产拆迁行业的发展成果,并指出了在此方面的研究不足。第二章阐述了房地产拆迁行业的概念、理论以及发展过程,对现阶段国内拆迁环境进行分析,提出现阶段国内房地产企业动迁中面临的普遍问题。第三章通过对X项目的具体深入分析,指出房地产企业自身在拆迁环节中的内部问题、以及企业外部所面临的问题,结合4C理论分析问题产生的原因。第四章结合4C理论就解决拆迁问题提出可行的解决方案,并改善房地产企业的经营模式。第五章以对X拆迁项目的研究为例,总结现阶段我国房地产企业顺利完成拆迁项目的保障措施。更多还原

【Abstract】 Chinese real estate industry since the1990s, began to enter the era of highly developed in the past decade, China’s economy has become even spending industry, led to the development of more than80industries, not only make the city a new look, but also solve the labor employment and other social issues, has become an important part of the national economy. The real estate industry process chain, the most crucial of the most difficult and the most unpredictable part of the essence of the rebuilding of the relocation link. This part of the operation’s success is directly related to the project can continue smoothly, related to the success of the project, so its status is also a number of real estate companies recognized priority.Urban Housing relocation work is not only related to enterprise management philosophy, operation of the program, but also related to national policies. In recent years, due to the overheated real estate industry, the state of the real estate industry to implement a series of austerity measures, the overall market stabilized, while the relocation of the difficulty is gradually increased. In this context, this paper relocation work on X project, for example, the relocation problem of sorting out the real estate business under the new situation facing the comprehensive system, and propose feasible solutions, while the real estate business management concept and implementation plan make recommendations to promote change in the real estate business philosophy, successfully completed the initial stage of project construction, saving operating costs, enhance their market competitiveness.The first chapter of this thesis describes the demolition of the real estate industry overview, background analysis, summarized the results of the real estate development industry, demolition, and pointed out the lack of research in this area. The second chapter describes the concepts, theories and demolition industry, real estate development process, the demolition stage of the domestic environment for analysis, a common problem at this stage in the domestic real estate enterprises facing relocation. The third chapter of the X-depth analysis of the specific project, pointed out that the real estate business in the demolition of part of their own internal problems in and outside the enterprise faces, combining theoretical analysis of the causes of the problem. The fourth chapter combines theory to resolve the issues raised demolition viable solutions and improve the real estate business models.
