建筑企业施工精细化管理研究

【摘要】 随着建筑产业的迅速发展,传统的工程项目管理模式已经不再具备竞争优势。在这样的市场环境中,如何在保证工程质量的前提下降低成本,甚至是在提升质量的前提下降低成本成为各施工企业必须面对的现实。这样就导致了提高质量、降低成本的精细化管理体系成了施工企业的必然选择。环顾周边国家的施工企业,以日本为代表的先进施工企业,他们无论是施工进度、质量还是现场的安全、费用控制管理能力已远远超过国内的施工企业。国内的施工企业急需向这些企业进行学习,吸收其先进管理经验和体系,为己所用,目前许多建筑企业已开始类似的尝试。与此同时,精细化管理也是需要一个与之相匹配的生态环境的,目前国内的技术环境、管理环境、政策环境尚无法达到日本的水平,行业整体的合约精神、认真的做事态度、工人的自身素质与日本相比仍有较大的差距。所以,实现国外模式的“中式化”,建立适应国内环境的施工精细化管理体系,逐步由浅入深的推行精细化管理是目前的出路所在。笔者通过在某在建楼盘的精细化管理试点,通过不同楼栋的对比实践,对目前国内外推行精细化管理的情况和整体环境进行了分析,对“基于国内现状的施工精细化管理”进行研究,逐步形成了相应的标准化管理动作和体系,总结归纳出了国内推行精细化管理的各项实施建议。希望能够通过这些标准化动作和体系对提升目前国内施工企业的精细化管理能力有一定的作用。

【Abstract】 With the rapid development of the construction industry, the traditional project management pattern already no longer have the competitive advantage. In such a market environment, how to reduce the cost in the premise of ensuring the project quality, even in the premise of quality cost reduction as the construction enterprises must face the reality. This leads to reduced cost delicacy management system become an inevitable choice for construction enterprise quality. Look around the surrounding countries advanced construction enterprises, construction enterprises with Japan as a representative, whether they are the construction enterprise construction progress, quality and site safety, cost control ability has been far more than the mainland. The domestic construction enterprises to these enterprises to learn, absorb the advanced experience of management and system, for their own use, many construction companies have begun a similar attempt. However, the delicacy management is the need for a match with the ecological environment, the whole building industry, the quality of workers and supporting industries can not reach the level of the whole industry in Japan, the contract spirit, serious work attitude, the quality of workers compared with Japan still has a large gap. So, as the model of "Chinese style", to adapt to the establishment of the domestic environment construction management system is the way out.The author through delicacy management pilot in a building, by comparing the practice of different buildings, elaboration on "based on the current situation of construction management" was studied, and gradually formed a corresponding standardized management action and system. Hope to be able to have a certain role in promoting the domestic construction enterprise meticulous management ability through the standardization and system.
