【摘要】 房地产行业在我国发展迅速,不断成长壮大,因此带来的市场效应及相关行业也不断的专业化,标准化,整个管理过程的多样化、自动化以及信息化的要求也越来越高。以往的管理模式在如此发展迅速的大背景下显得捉襟见肘,越来越无法满足信息化、自动化级别越来越高的市场经济,并在一定程度上阻碍了发展,对企业管理层面对市场的决策也提供不了及时有效的支撑。现在很多房地产企业还在使用传统的手工记帐方式,通过纸、笔、人工记录,在信息化高速发展的现在,很明显无法满足需求。如何把售楼人员从繁琐的手工记录中解放出来,从手工维护一大堆纸制文件到信息化、流程化、无纸化显得尤为重要。除此之外,房屋企业发展迅猛,分工越来越明细,工作越来越专业,协同工作成为企业发展的必然趋势。如何减少沟通成本,用最短的时间,集合最多的力量,发挥最大的作用,成为房屋企业研究的重点。本文从分析房销售的流程出发,总结出现在销售管理过程中涉及到的部门、人员,对销售管理过程中的业务流程进入了深入研究,按照现代销售管理思想,通过优化和整合现有的工作业务流程,将工作流引入房屋销售管理系统,实现各个部门的协同工作和,实现客户与销售代表的协同工作,实现管理人员与工作人员的协同工作。在使用技术上,房屋销售管理系统开发运用了时下最流行的WEB三层体系结构,采用C#语言进行开发,采用开源工作流JWFD工作引擎进行二次开发,将其应用于房屋销售管理系统,实现了协同工作,高效流转。本文主要对房屋销售管理系统进行了详细分析,并对基础数据、业务流程进行详细分析,最终实现房屋销售管理系统平台,理论上可供所有的开发商、销售商以及客户使用。文章最后对房屋销售管理系统导入正式数据进行实验,实验证明该系统可处理大量的业务信息,方便协同工作,大大增强了业务的可操作性、实用性和可追踪性,降低企业的运营成本,为企业管理者可提供有效支撑。更多还原

【Abstract】 The real estate industry is developing rapidly in China, and continues to grow, so the market effect and related industries are specialization, standardization, diversification, the whole management process automation and information requirements are also getting higher and higher.The traditional management pattern development background of rapidly in such a look too, increasingly unable to meet the informationization, automation level more and more high market economy, and hinders the development to a certain extent, also can provide timely and effective support for business management in the face of market decision. Now many real estate enterprises still use the traditional manual style, with paper, pen, artificial record, in the rapid development of information technology now, obviously can not meet the demand of. How to liberate the sales staff from tedious manual recording, from manual maintenance a lot of paper documents to information technology, process, no paper is particularly important. In addition, the housing enterprise development is swift and violent, division of labor is more and more detailed, more and more professional, collaborative work has become an inevitable trend in the development of enterprises. How to reduce the communication cost, with the most short time, set up power, play the biggest role, has become the focus of the housing enterprises research.In this paper, from the analysis of the real sales process, summed up in the sales management process involved in the Department, staff, the sales management process into the deep research, according to the thoughts of modern sales management, through the optimization and integration of existing business process, the workflow into housing sales management system, to achieve coordination and work various departments, customers and sales representatives to achieve collaborative work, collaborative work management personnel and staff.In the use of technology, housing sales management system development using the most popular WEB three layer system structure, using C#language development, the use of open source workflow engine JWFD two development, its application in housing sales management system, realize the cooperative work, efficient transfer.
