【摘要】 近年来,随着国家住房制度改革的深化、城市建设步伐的加快和人民生活水平的提高,房地产市场潜力逐步释放,对房地产投资需求日益增长,城市房地产市场交易活跃,呈现出房地产开发企业数量不断增多、投资稳步增长、房地产市场需求旺盛、价格稳中有升的发展态势。随着我国房地产业的飞速发展,住宅项目的品质要求也越来越高,对房地产住宅项目的环境影响评价成为人们十分关心的一个问题。解决好这个问题,对于吸引投资者资金、营造居民低碳生活具有十分重要的意义。本文主要对德丰花园居住小区项目的施工阶段、营运阶段进行环境影响评价,并对该项目环境影响经济损益进行深入研究。在施工期及运营期的环境影响方面,文中从水、大气、噪声、固体废弃物等角度对施工期及营运期进行环境影响识别、分析及控制,并对施工期及营运期的环境管理进行详细分析。本文结合德丰花园居住小区的特点,从项目的环境效益、社会效益、经济效益、项目风险分析及环保投资估算等角度进行项目环境影响经济损益分析。最后,文章提出项目环境影响评价的结论。本文研究的创新之处在于：以Z市德丰花园居住小区项目为具体的研究对象,对德丰花园居住小区项目的环境评价进行较为深入的研究,理论分析与实证分析紧密结合,克服了以往类似研究仅注重项目本身,就项目而说项目,从而导致实证分析与理论研究相脱节的弊端。本课题研究中,以全新的项目环境影响评价理念为指导,采用生动的房地产项目实例与丰富的理论经验相结合的形式进行实践性研究。更多还原

【Abstract】 In recent years, with the deepening of the reform of the housing system, the accelerated pace of urban construction and the improvement of people’s living standards, the potential of the real estate market released the growing demand for real estate investment. And urban real estate market is an active trade, which is a growing number of real estate development enterprises that increased investment is growing steadily, the demand of the real estate market is increasing, and the price is increasing steadily.With the rapid development of real estate industry in China and the quality requirements of residential projects increasingly, the environmental impact assessment of the residential real estate projects become an issue of great concern. If this problem can be solved, it play an important significance in attracting investors’ money and creating a residents of low-carbon life.This paper mainly analyses the construction phase and the operational phase of the project Wheelock Garden residential area on environmental impact assessment, and is in-depth research in the economic gains and losses in-depth study of the project environmental impact. In the construction period and operation period about the environmental impact, this paper analyses environment impact identification, analysis and control measures from water, air pollution, noise, solid waste and environment management in the construction phase and the operational phase. The paper analyses environmental impact of economic profit and loss analysis from environmental benefits of the project, social benefits, economic benefits, project risk analysis and environmental investment estimation, with the characteristics of Wheelock Garden Residential Area. Finally, the paper presents the conclusions of the project environmental impact assessment.The innovation of this study is:It conducts a in-depth study on the environmental assessment of the residential area of Wheelock garden project, which is the specific object. It combines theoretical analysis with empirical analysis closely in order to overcome the past similar studies, which are only focus on the project itself and lead the drawbacks of the empirical analysis and theoretical study of divorced. In the research, it is based on the new project environmental impact assessment concept, and does practical research in the form of a combination of the instance of vivid real estate project with rich theoretical experience.更多还原
