商业群落的整合设计研究

【摘要】 我国正处于城市快速发展的时期,快速的城市化进程促使城市商业中心区朝着高密度的方向发展。带动地区经济发展的商业建筑项目日趋增多,孤立的商业建筑体也看似已经不能满足商业中心区的功能需求。因此,具有规模大,布局形式灵活,功能组织多样,交通流线复合等特征的商业群落便成为商业中心区的主要商业规划模式。然而现实条件下,我国的商业群落多基于原来的孤立商业单体改造而来,由于一系列客观因素的影响,导致了部分商业群落中业态体块布局零散,之间的联系并不紧密,业态过渡并不顺畅等客观存在的产生,从而造成了商业群落中有些业态人满为患,有些业态门可罗雀的现象。本文试图运用建筑学的设计方法,从整体出发,综合协调和连接商业群落内部各建筑,使其互相渗透、融合,从而形成连续的、有机的、一体的商业空间,完成激活商业建筑群落的目的。在这一研究目的下,本文首先阐述了商业群落形成的理论背景,梳理商业群落的发展脉络,并对商业群落的现状进行研究。根据国内外的实践经验,总结出成功案例在商业群落整体建设中所给予的启示以及失败案例中存在的问题。通过对商业群落发展现状的分析研究,提出针对商业群落设计研究的必要性,为接下来的研究做好铺垫。文章对商业建筑群落发展进行分析,提出商业群落整合设计的基本构成内容。文章以与商业群落整合设计相关研究为理论基础,分析国内外的成功案例,指明商业群落要达到激活的目的所需要整合的设计内容。总结商业群落整合设计内容包含的两大方面:物质层面的整合和精神层面的整合。之后,再以商业群落整合设计的构成内容为基础,总结出指导商业群落整合设计的指导原则以及对已建商业群落进行整合设计是否可行的问题。以优秀的成功案例为先导,补充之前理论研究的不足和缺憾。其中指导原则包含设计原则和布局原则两个方面,意在引导商业群落中各单体克服自身的局限性,相容共生,从建筑设计到规划布局都到达有机融合,规划统一的目的。可行性问题是从市场、交通、业态、环境四个方面入手研究已建商业群落是否适合进行整合设计再次,对商业群落整合设计的设计方法进行总结,归纳出商业群落各业态规划、空间衔接、流线组织的具体模式。并整合公共空间激发商业群落的活力、景观环境营造商业群落氛围。由外到内的探究商业群落整合设计的方法,达到“整体大于部分之和”的效果,以实现激活整个商业群落的研究目的。最后,文章基于对典型案例在商业群落设计方面的实际运作情况,进一步证实前面所分析和归纳出来的指导原则和设计方法,对本文的研究进行了实证的应用,以期能为实际建设提供真正的参考。
【Abstract】 Currently, with the development of high density urban area of China, it demands commercial forms to develop from single commercial building to commercial community. View of modern China’s construction and development, in the present commercial community, the blocks are scatter. Hence there is a weaken relationship among them. It leads to the phenomenon that some type of operation is overcrowded and some is deserted. So the thesis wants to use architectural method to combine and group the scattered blocks to a unitive whole. And through the integration of the commercial community, achieve the aim of activating the whole commercial project.The difficulty of commercial community design is how to integrate various sub-functions, so the integration of the various sub-functions is the research priorities of this passage, and focused on business and other commercial space and the organic integration between functions, so as to achieve optimize resources, inspire the purpose of urban vitality.In my thesis, the research field can be divided into four parts about the commercial community, in the way of theory with reality and comparative analysis:The first part, focuses on the conceptual level, and makes the research purpose, direction and content clear. First, described the concept of "Integration" and "Community", and introduced the background in culturology, folklore, sociology, anthropology and historical. Then, through elaboration of the history and the spatial form, show the knowledge of the type of commercial community, and the distinction to its related concepts, identify scope of the research. Finally, according to the learning of intersect theory, the city ecological theory etc, show the disadvantage and advantage of the commercial community, and make the knowledge of what a best commercial community would be. And borrow the principle of economy "optimize the integration to achieve maximum benefit". In order to propose the theme that activates the commercial community through the integration.The second part, researches the selected number of cases representative of case studies. Research including space model, format distribution, landscape, activities, behavior and customer satisfaction surveys, and on this basis, a comprehensive analysis and evaluation of a theoretical summary of the following to provide examples. The third part, review and case research, based on the commercial complex on the community-style design of external space, summarized the reference value with a certain guideline principle. The thesis mainly research from the design principles and the layout principles. In the design principles, there are four items, continuity principle, comfort principle, feasibility principle, and compound principle. In the layout principles, there are two items, two-dimensional layout principle, and three-dimensional layout principle. The forth part, focuses on three aspects to design an integration and activation comprehensive system. The first section is integration of quantity. It studies the single building and concludes the building’s basic store formats, basic commercial forms, and single buildings combination. The second section is integration of quality. This section focuses on the special designs and the dynamic line organization between the sub-functions of commercial complex. The last section is integration with the city. This section contains the site selection and the position of the commercial community, the osmosis of the urban space, and the dissolve of the connection interface.In conclusion, a large number of cases have been referenced. Not only summarize and improve the previous experience, but also research on the nowadays’ new phenomena and new problems. All data in the thesis has been transformed into the table list, for posterity’s further improvement and search easily. At last, the thesis do the research on the typical cases to prove author’s view before, and try to propose the future development direction of the commercial community.
