基于B/S的房屋中介管理信息系统的分析与设计

【摘要】 近年来,我国快速的城镇化进程和人们对住房需求的不断提升带动了房屋中介服务的迅速发展。海量的信息,纷繁复杂的信息处理,激烈的行业竞争,这样的行业特征要求房屋中介机构必须有自己的信息管理系统,才能从根本上改变传统的经营管理模式,提高工作效率,实现规模化经营。本论文以B/S为架构,以ASP为主要应用技术,以SQL SERVER2008作为数据库,完成了房屋中介管理信息系统的设计与分析。首先进行了系统业务流程分析和功能需求分析,然后根据分析结果,设计了系统的总体架构和功能模块,系统主要包括房屋销售管理、房屋租赁管理、房屋交易管理、系统管理、业务助手五大功能模块,并针对其功能做了界面设计。以数据库和Internet技术作为房屋中介管理信息系统的技术核心,充分地利用计算机处理信息速度快、安全性高的特点,实现房源信息发布、客户信息发布、房屋交易管理等功能,在房屋出售者与房屋求购者、房屋出租者与房屋求租者之间搭建信息化、网络化桥梁,形成全面而密切的网络信息共享环境,从而为供求双方提供更优质的中介服务。B/S架构系统,具有安全性强、数据传输快、使用维护方便等优势,所以我们认为它将会是房屋中介管理信息系统目前及将来的发展趋势。本文通过建立以数据库和计算机网络技术为中心的B/S架构的房屋中介管理信息系统,可以达到房屋信息资源的共享,真正成为沟通房东、房屋消费者和房屋中介机构的信息平台。也为房屋中介整体行业的长足发展提供了新的思路。更多还原

【Abstract】 In recent years, China’s rapid urbanization and the rise of housing demand has led to the rapid development of the estate agentcy. Vast amounts of information, complex information processing, the intense competition in the industry, this industry characteristics require housing agency must have its own information management system, in order to fundamentally change the traditional management model, improve work efficiency, large-scale operation.B/S architecture, the paper mainly applied technology to the ASP to SQL SERVER2008as database, complete the design and analysis of the housing agency management information system. System business process analysis and functional requirements analysis first, and then based on the analysis results, the design of the overall system architecture and functional modules, the system includes five functional modules of housing sales management, management of rental housing, the housing transaction management, systems management, business assistant and interface design for feature. Database and Internet technology as the core technology of the housing agency management information system, full use of the computer to process information fast, safe and listings information, customer information, housing transaction management functions in the houses for sale with Housing Buy the rental housing Qiuzu between structures of information technology, network bridges, to form a close network information-sharing environment, to provide a better quality of intermediary services for the supply and demand sides.B/S architecture system, security, fast data transfer, the advantage of easy maintenance, so we think it will be the current and future trends of the housing agency management information systems. In this paper, through the establishment of a database and computer network technology B/S architecture housing agency management information systems, we can achieve the shared housing information resources and truly become the communication landlord housing consumers and housing agency’s information platform.
