【摘要】 随着我国城市化进程的不断推进，各地方政府加大对城市基础设施建设的投资力度。城市基础设施建设规的扩大给人们的生活带来便利，同时，对作为我国第三产业重要组成部分的房地产业也有着不可忽视的影响。结合中国国情，本文对城市基础设施建设规模对房地产投资的影响研究采用以定量分析为主、定性分析为辅的研究方法，利用2001年至2010年上海、广州、沈阳及银川市城市基础设施各个指标数据结合各地区房地产投资指标数据进行实证分析，从城市发展的角度研究城市基础设施建设规模对房地产投资的影响。本文的主要观点如下：在公共投资对私人投资的影响方面，通过对我国一线、二线及三线典型城市历史数据的建模和估计，得出实证分析结论是增加城市基础设施建设投资对房地产投资产生了挤入效应，也就是说，城市基础设施建设规模的扩大会带动房地产投资的增加。但影响的程度受我国城市发展水平的影响。城市化水平越低的城市，其城市基础设施建设规模对房地产投资的影响越为显著。本文在系统分析我国各线典型城市基础设施发展情况，以及对房地产投资产生影响的基础上，结合中国发展中国家的实际情况，提出了对于我国城市发展的建议。本文创新点如下：总体来说，本文的创新之处在于对城市基础设施建设规模对房地产投资的影响进行了全面系统化的研究。具体来说，本文利用我国一线、二线及三线典型城市的历史数据，构建计量经济学模型进行估计和结果分析，从而对我国城市基础设施建设规模对房地产投资的影响进行了创新性的定量化分析。本文的不足之处：城市基础设施建设投资是政府公共投资的重要投向，鉴于时间和能力有限，本文未能全面收集城市基础设施各个指标的数据，对城市基础设施建设规模对房地产投资影响研究还不够深入。更多还原

【Abstract】 Along with the development of the urbanization process, the local government toincrease urban infrastructure construction of investment. The construction of urbaninfrastructure expansion of the rules and bring convenience to the life of people, and atthe same time, as the third industry in China to an important part of the real estateindustry which can not be negletable.
