【摘要】 连锁便利店是一种以“便利”作为吸引顾客为主要手段的零售业态。近年来，北京地区连锁便利店发展迅速，竞争日益加剧，但在便利店开发阶段成本和进度联合监控方面存在着脱节的问题，企业经营获利日益困难。本文结合连锁便利店开发项目的特点，针对店铺开发阶段成本、进度控制存在的问题，提出以挣值分析法加以解决的思路，然后以W便利店开发项目为研究对象，在项目前期开发阶段，经过对实际成本与进度数据的收集和整理，建立项目的实际执行S曲线，通过对实际执行S曲线和计划S曲线进行比较，获得项目的成本与进度偏差值，进一步运用成本绩效指数和进度绩效指数等绩效考核指标对项目运行状况进行分析和判断，对偏差进行纠正，确保项目顺利完成。本文的理论意义在于从项目管理理论的视角，开拓了连锁便利店企业店铺开发成本-进度控制新的研究框架，为项目开发成本和进度的联合监控提供了判断的依据，使项目管理工作目标清晰，过程控制高效有序。本文的实践意义在于通过真实案例归纳提炼出理想的便利店开发项目成本与进度联合控制模式，能够在一定程度上指导北京零售企业店铺项目开发效率，从而提高企业绩效和竞争力。更多还原

【Abstract】 The convenience store chain as a "convenience" to attract customers as theprimary means of retail formats. In recent years, the rapid development of Beijingarea convenience store chain, the growing competition, but there is bridge the gap inthe joint monitoring of the cost of the development phase of the convenience store andcontrol, business profitability is increasingly difficult.In this thesis the characteristics of the development projects of the conveniencestore chain, for the the shop development stage cost and schedule control problems,put forward ideas to be addressed to earned value analysis, and then as the researchobject W convenience store development projects, in the early development phase ofthe project, After the actual cost and schedule data collection and collation, theestablishment of the S-curve of the actual implementation of the project, project costand schedule deviation by comparing the actual implementation of the S-curve andplanned S-curve, and further use of cost performance index and schedule performanceIndex performance appraisal indicators of project health analysis and judgment, tocorrect the deviation and ensure that the project is successfully completed.The theoretical significance of this thesis is to open up a convenience store chainenterprises from the perspective of project management theory, the shop developmentcosts-Progress control the new study provides a framework for the joint monitoringof the project development cost and schedule to determine the basis of the projectmanagement work with clear objectives, efficient and orderly process control.
