成都来福士广场项目设计分析及绿色建筑与LEED认证

【摘要】 近年来,房地产开发商兴建了很多大型综合体建筑,建筑群包含五星级酒店、高档住宅、高档办公楼、SOHO办公、会所、商业及综合商场等功能设施。很多建筑被定义为区域地标性建筑,为建筑所在区域带来很多商机,成为所在区域人流汇集的重要场所及文化交流活动的中心。《绿色建筑评价标准》是中国的绿色建筑评估标准中的最高级别的认证。LEED是由美国绿色建筑委员会U.S Green Building Council完善并推行的“绿色建筑评估体系”,该体系遵循美国绿色建筑协会政策和方针,被认为是最完善、最具影响力的评估标准。绿色建筑与LEED成为时下最为推崇的评价体系,多数新建建筑群落均会考虑绿色建筑或LEED评分,力争获得三星绿建或LEED认证,提升建筑本身的可持续发展性、环保性,并延长建筑的使用寿命。配置符合绿色建筑及LEED要求的机电系统设施,成为绿色建筑及LEED评价体系获取分数的重要环节。随着建筑环保理念的注入及建筑楼宇档次定位的不断提升,建筑内部的暖通空调系统形式不再单一,转向多元化系统配置,系统更为复杂。功能区域的多样,使得每个区域的设计依据不尽相同,在暖通空调方面,负荷的计算分析成为重点,楼宇之间的遮挡需要考虑到计算范围之内,这样可以减少楼宇外立面的太阳得热量,从而更为准确的计算出空调负荷。冷、热源的配置及末端的空调形式对于建筑进行绿色建筑或LEED认证的评定具有决定性影响。目前,多数开发商兴建的综合体项目,主要功能分区为裙楼为商业,在其上方建立高塔,塔楼通常为办公、酒店、公寓及SOHO办公等。通常根据能源管理及物业分割,各功能分区独立设置冷、热源设备机房。根据建筑用途不同,选取适合的空调形式,同时考虑满足绿色建筑评价及LEED认证方面的要求。全文将从绿色建筑及LEED认证介绍入手,以实际综合体项目负荷计算,冷、热源方案配置选择分析,及空调形式方案选择分析为主体,针对综合体项目设计中所涉及的绿色建筑及LEED元素进行探讨分析。在介绍系统配置及经济性分析的同时,提出绿色建筑及LEED相关的得分点,对空调系统及建筑本身进行综合评定。
【Abstract】 In recent years, the real estate developers have built up many complex buildingswhich contain five-star hotels, luxury residential buildings, high-grade officebuildings, SOHO offices, clubs, business and consolidated shopping malls, and otherfunctional facilities. A lot of constructions have been defined as regional landmarks,which can bring a lot of opportunities for the building areas, attract people gathertogether to the place, as well as become the center of the cultural exchange activities."Green Building Evaluation Standard" is the highest level of certification ingreen building assessment standard in China. LEED is from the United States GreenBuilding Council for promoting "Green Building assessment system", this systemfollows the United States Green Building Council policy, it is considered to be themost perfect and influential evaluation criteria. Green Building and LEED havebecome the most acknowledged evaluation system nowadays. To enhance thesustainable development and environmental protection of the buildings, and to extendthe construction life, the majority of new construction communities are consideringGreen Building or LEED ratings, and strive to get the three-star Green Building orLEED certification. So the well configuration electromechanical system facilitieswhich can meet the requirements of Green Building and LEED have become animportant part of the Green Building and the LEED rating system to obtain scores.With the injection of environmental protection concept in architecture filed andthe higher grading request of building and construction, the format of HVAC istransiting from simple to much more complex, which is diversifying the systemconfiguration. The design of each area is different based on the various functional arearequirements. From HVAC perspective, calculation and analysis of load are becomingthe key points. The occlusion between buildings is requested to be taken into thecalculation to reduce the building facades the solar heat gain so that the air-conditionload can be more accurate. The configurations of cold and heat source as well as theend of format of the end of air conditioning are quite decisive impact while evaluatingGreen Building or LEED certification assessment. Currently, the majority ofdevelopers would build complex projects which the main function of the partition forthe podium is for commercial and establishing tower above it, the tower is generallyfor office, hotel, apartment, SOHO offices and so on. Usually, based energy management and property division, each functional partition is set cold and heatsource equipment room independently. The appropriate format of air conditioning willbe selected based on the difference construction purposes and meet Green Buildingrating and LEED certification requirements.The Green Building and LEED elements involved in the design of complexprojects will be introduced in this paper based on the actual load calculation, theoptions analysis of cold and heat source, as well as the study and analysis of theformat selection of air conditioning. It will mainly describe the system configurationand economic analysis, the Green Building and LEED score points, thecomprehensive assessment of air conditioning system and the building.
