【摘要】 2000年以来,全国各地无论大中小城市都掀起了房地产热,众多企业纷纷进入房地产行业淘金,其中有不少都是一些缺乏操作经验与管理水平的中小企业。房地产行业是高风险高收益的行业,随着市场化程度不断提高,房地产行业竞争不断加剧,如何提高房地产开发管理水平,以提高企业的竞争能力,在复杂激烈的市场竞争下生存,是众多中小房地产开发商关心的问题。本文结合项目管理理论及房地产相关专业板块的管理理论,按照我国现阶段的房地产开发建设的流程,以项目管理的思想为基础,融合营销、工程、财务等专业管理知识体系,以实力房地产公司的美好花园项目住宅小区为案例,分析房地产开发过程中的项目管理的具体工作内容,对房地产开发建设的流程及工作重点进行了系统地总结。本文论及项目的整体管理与范围管理、组织机构的建立、财务管理、营销策划、推广与销售管理、施工管理以及项目后期的物业管理等多个方面的管理工作,指出中小房地产企业的房产项目管理的主要工作重点,分析了项目管理的思想如何在房地产开发工作环节的工作中具体体现,探讨了适于中小房地产企业项目管理的模式和方法。最后,笔者希望本文能对中小房企房产项目的管理者有一些启发和帮助,希望本文能对房产项目管理起到一定的理论指导作用。更多还原

【Abstract】 Since2000, medium and small cities all across the country no matter a hot real estate, many enterprises have the gold into real estate industry, many of these are some lack of operation experience and management level of small and medium-sized enterprises. The real estate industry is higher-yielding industry, with the degree of marketization improved, the real estate industry increasing competition, how to improve the management level of real estate development, in order to enhance the enterprise the competitive ability, in the complex fierce market competition to survive, it is small and medium-sized real estate developers concern.Combining with the project management theory and real estate related parts of the management theory, according to the present stage of our country the construction of real estate development process to project management thoughts as the foundation, the integration of marketing, engineering, financial and other professional management knowledge system, with the strength of the real estate company is beautiful garden project residential district case, analysis in the process of real estate development project management of the concrete work content, to the real estate development construction process and work put the emphasis on the systematic summary. This paper deals with the overall management and project scope management, organization, the establishment of financial management, marketing planning, promotion and sales management, construction·management and project later property management, and other aspects of the management work, points out that the small and medium-sized enterprises of real estate project management of real estate of the main focus, and analysis of project management of how thoughts in real estate development work in every stage of the concrete manifestation, probes into the small and medium enterprise of real estate is suitable for the management mode and method. Finally, the author hope this paper can for small and medium-sized enterprise development managers have some inspiration and help, hope this paper can for small and medium-sized project development management play a guiding role theory.更多还原
