【摘要】 本文是以美国次级抵押贷款危机为背景,结合目前我国的房地产业产融结合的现状,总结国内外众多学者对房地产业有关的研究成果,探索基于产融结合的角度对我国房地产业发展的有效途径。我国的房地产业正处于快速发展时期,该行业是我国国民经济的主要支柱,对其它行业的影响也很大,而且对资金的需求量非常多,所以它对金融业有着很大的依赖性。从目前的情况来看,房地产的融资渠道应当进一步拓宽,以为房地产业提供更大的发展空间,而目前的产融结合现象则是产业资本升级的结果。本论文主要围绕产融结合这一现象展开对我国房地产发展的探究。首先介绍了我国房地产业发展的现状,对有关的研究成果进行总结,提出产融结合的必要性,并针对房地产企业自身的情况建立相关指标和模型,为企业提供更好的建议,也论述西方发达国家的产融结合的经验,对有用之处可以学习借鉴,并结合我国目前的房地产业产融结合的现状问题,提出一些政策建议,以推动我国房地产企业的进一步发展。由于所学知识极为有限,论文中会存在很多不足之处,在今后的学习过程中我会对此更加深入研究。更多还原

【Abstract】 The paper is based on subprime mortgage in American, combining the phenomenon of the integration ofindustrial-financial capital in real estate industry in our country at present, summarizing the researches aboutreal estate industry from the experts who come from all over the world, exploring the effective way to developChina’s real estate industry ,which is based on the integration of industrialfinancial capital.China’s real estate industry as the backbone of our national economy is developing rapidly, the industrycan affect other industries of our country, and its development needs plenty of money, so ,to a very greatextent ,it depends on financial support. According to the current situation, real estate industry should be furtherbroaden the financing channels, in order to provide larger development space for the industry, but the currentphenomenon of the integration of industrialfinancial capital is the result of upgrading industrial capital. Thepaper explores China’s real estate industrial development about the integration of industrial-financial capital.,which introduces the present situation of the development of real estate industry in our country, summaries theresearch achievements, puts forward the necessity of melting combining production, and establish relevantindicators and model in the light of the circumstance of the estate enterprise, in order to provide bettersuggestions for them. And it also contains in western developed countries in harmony of combination ofexperience, we can learn from them. Because there are some problems in China’s real estate industry, soprovide some policy suggestions for promoting the further development of China’s real estate industry.Because my knowledge is so limited that there are many defects in my paper, in the future I will make indepthresearch.更多还原
