奥斯博恩项目开发管理研究

【摘要】 房地产项目开发管理对于房地产开发企业来说至关重要,开发商前期的精心策划、市场调研、可行性研究论证、经济分析评价,以及后期的营销策划最终都必须通过由项目管理全过程制造出的最终产品来实现。因此,在市场竞争日趋严峻、金融危机波及全球的大背景下,研究房地产开发企业如何利用现代化科学的项目管理理论与方法提高房地产项目开发管理水平,将具有极大的现实意义。本文以奥斯博恩项目开发为主要研究对象,利用现代项目管理理论,结合自身从事房地产项目管理的实践经验和体会,从房地产项目开发时间管理、成本管理以及质量与风险控制等方面对房地产项目开发管理进行论述。文章主体部分首先阐述了项目与房地产项目、项目管理与房地产项目开发几个基本概念,并阐述了项目时间管理、项目成本管理和项目质量与风险控制几个相关理论,构建了全文的理论基础。然后,文章就此次引为案例的奥斯博恩项目开发概况进行了分析,对其项目管理过程中存在的问题进行了深入阐述。在前文分析的基础上,文章最后从房地产项目开发时间管理、成本管理以及质量与风险控制三个方面,对奥斯博恩项目开发的具体实施与改进提出了建议。本文希望能以奥斯博恩项目开发管理研究为支撑,给国内其他房地产项目开发管理的实施提供有益指导。
【Abstract】 Real estate development project management is essential for real estate companies. The carefully pre-planning, market research, feasibility-studies, economic analysis and evaluation, as well as the post-marketing & planning must be realized by the whole process of project management to achieve the final product. Thus, in the market of increasingly severe competition, with the background of the financial turmoil in the globe, the research on real estate companies’use of modern scientific theories and methodology of project management to improve the level of real estate development will be of great practical significance.This thesis is studied and completed by using the project of OSBORNE development projects as the main case; applying the modern project management theories, combining author’s own experience in the practice of real estate project management. The study on the project management is explored in term of time management, cost management, quality control and risk of management of real estate development projects. Firstly, the main body of the article elaborated on the concepts of projects and real estate projects, project management and real estate development project management, and then described theories on the project time management, project cost management and project quality and risk control to build the framework of the full study. Then, the article analyzes so as to insight the problems and the reasons of the OSBORNE project management. Based on above definition and analysis in the thesis, the studies focus on the improvement of OSBORNE project management, and provides the practical recommendations to improve the project management from the project time management, cost management, quality and risk management three aspects. The objectives of the studies will provide effective guidance to other real estate development project management.
