成都三圣乡乡村旅游发展对房地产开发的影响研究

【摘要】 早在1993年,成都近郊各区县的农户就利用优美的田园风光和成片的林木花卉,发展了以“农家乐”为主体的乡村旅游。经过近十年的发展,成都近郊的乡村旅游无论在发展水平、规模、经济总量增长以及发展方向等方面,均处于国内领先地位。成都市三圣乡地处成都市东南部,气候温和,花卉产业繁盛。2003年,随着首届四川花卉博览会在三圣乡红砂村的成功举办,三圣乡开始发展以花卉、果木和传统农业为载体的农家乐乡村旅游,陆续在邻近的几个村打造了花乡农居、幸福梅林、江家菜地、东篱菊园、荷塘月色五个景区,简称“五朵金花”,并于2006年被评为国家AAAA级景区。三圣乡乡村旅游的发展带动了相关产业的发展,吸引了众多有实力的房地产开发商在此投资。本文旨在通过对乡村旅游与旅游房地产在国内外发展的现状分析,结合我国近年来旅游房地产发展的实例,以成都市三圣乡为主要研究对象,分析三圣乡乡村旅游对其区域内房地产开发的影响,提出开发建设思路,寻求双方相互影响相互促进的可持续发展的新方法。
【Abstract】 Early before 1993 farmers of suburbs in Chengdu have took advantage of the pretty rural scenery and the large quantity of forest and flowers to develop tourism estate which take the“Farmer house Enjoy”as the main product of the rural tourism. After 10 years development, rural tourism of Chengdu’suburbs has been on lead position in China no matter developing level, scale, total quantity of economic increasing etc. San Shen town lies in southeast of Chengdu, where is a mild climate and have development flower industry.At year 2003, the first flower exposition hold in Hongsha Village successfully. Based on the fair, Sansheng Town start to use the flower and the agriculture to develop rural touris, and then developed the "Five Golden Flower" in the near five villages.At the year of 2006, Sansheng Town was named as National AAAA Scenery. The growth of the rural tourism in Sansheng Town drives the development of interrelated industry and draws many estate developer.The goal of this text is to find some good method to develop estate which will be sustained developing with Sansheng Town rural tourism. Analysis present situation of rural tourism and tourism estate in international and nation, research the development state of Sansheng rural tourism and the affect of which to the other industry especially estate.
