【摘要】 土地作为人类活动、生存和生产的场所与空间,具有养育功能、承载功能、仓储功能和景观功能等,是人类社会赖以生存的、不可或缺的基本自然资源。目前我国的城市化进程正在加快,各类建设用地迅速扩张,造成城市用地总量失控、结构失衡、生态恶化,加剧了我国的人地矛盾。要解决这一矛盾,根本途径就是节约、集约利用城市建设用地、提高土地利用效率、内部挖掘城市用地潜力,因此,对城市土地集约利用进行研究显得尤为迫切和必要。论文围绕土地集约利用这个中心,分理论和实证两个部分对该问题进行了深入的研究。在理论部分,首先总结了国内外关于土地集约利用的研究动态,其次对土地集约利用的定义和内涵进行了界定,并对土地集约利用的相关理论包括地租地价理论、土地报酬递减理论、区位理论、可持续发展理论、城市土地规划理论等进行论述。在实证研究部分,以贵州省兴义市为例,采用了实地调研和野外踏堪相结合的方法,到兴义市相关管理部门收集了大量土地利用和经济发展方面的资料,并走访了一部分工业区、商业区和居住小区,获取了第一手资料。然后采用定性与定量相结合方法,在分析了国内外关于城市土地集约利用理论及评价方法的基础上,针对兴义市的实际情况选取适合的评价因子,采用主成分分析方法和加法合成原理,构建出兴义市城市土地集约利用评价的数学模型,并对评价结果进行分析,最后针对兴义市土地利用存在的问题,提出相应的对策和建议。更多还原

【Abstract】 Land hasfostering、bearing、storing and landscape functions as place and space of humanity activity、living and production,is the basic natural resource that cannot be substituted.Now,various construction land is expanded rapidly because the urbanization process of our country enters into a stepped-up development period,which leads to urban land use out of contronl,structure unbalance and ecosystem worsen,aggravates the contradiction of land and people.The fundamental way to slove this problem is the urban land intensive utilization,improving the utilization eficiency and excavating the latent power of urban land.So,the research on urban land intensive utilization seems particularly urgent and important.This paper,which is based on the center------the land intensive utilization,makes an in-depth and extensive research from two parts of theory and demonstration.In the part of theory study,the paper first summarizes domestic and foreign land intensive utilization research development conditions.Second,it gives the definition and concept of the land intensive utilization.Then,it makes thorough and meticulous research on the correlated theories about the land intensive utilization,which include the land-tax and land-value theory,the land pay law theory,the location theory,the sustainable development theory,the urban land planning theory and so on.In the part of demonstration study,the paper,taking Xingyi City as an example,first adopts the method of investigation and exploration,collecting abundance data about land utilization and economy development from related management department of Xingyi city and interviewing some of industrial parks,business districts and residential areas,obtaining the first hand data.Then,using the method of quantitative analysis combination with qualitative analysis,on the base of analyzing domestic and foreign urban land intensive utilization theories and methods,this paper selects appropriate index system according to the actual situation of Xingyi city and uses statistics method of main component and addition composition to build up the mathematics evaluation model and furthermore analyzes the evaluation results.At last,according to the problem of land use,this paper gives some strategies and suggestions to the land intensive utilization of urban construction of Xingyi.更多还原
