【摘要】 物业管理与城市经济的发展、与人民群众的生活息息相关。近年来,随着我国改革开放的深入,市场经济体制的建立和房地产业的迅速发展,物业管理在城市经济中的重要作用也越来越明显。国家对物业管理这一新兴行业也给予了高度重视,有关物业管理的法律法规不断制定出台,特别是国务院379号令《物业管理条例》的颁布实施,标志着物业管理进入一个规范化加速发展的新时期。一直以来人们使用传统人工的方式管理各种数据,这种管理方式存在着许多缺点,比如:效率低、保密性差,另外时间一长,将产生大量的文件和数据,这对于查找、更新和维护都带来了不少的困难。小区物业管理系统是用计算机操作的管理系统软件来实现对小区物业的管理,使管理者和业主对住宅小区中的事物能更方便、更快捷、更满意的得到答复。本系统要实现的功能:查询功能完备,可以满足用户的各种查询要求;查询信息准确无误,完整详细、迅速方便;系统的可操作性好;用Delphi语句实现了对后端数据库的修改和查询功能。总之,本文对小区物业管理系统的设计、开发和实现进行了充分的论述。同时对小区的物业管理制度有了更加深刻的认识,小区物业管理系统的开发使小区的管理工作走向了体系化、科学化。通过本系统的开发,使所学的软件工程及其他相关学科的知识得到了实践和应用,加深了对这些理论知识的认识。更多还原

【Abstract】 The community estate management is closely linked with the urban economy development and people’s life. In recent years, along with our country reform and open policy thorough, the market economy system establishing and the real estate industry rapid developing, the community estate management was more and more obvious in the urban economy vital role. The country also gives to value highly to the community estate management that is a newly arisen profession, the related estate management legal laws and regulations formulated and appeared unceasingly, specially State Council 379 verbal commands Community Estate Management Rule promulgated the implementation, symbolized the community estate management entered the new time which a standardization accelerated to develop.Always since then people use traditional artificial way management every kind of data, this kind way of management exsits a lot of weakness, for example: the efficiency is low, the confidentiality is bad, another time a long, will produce a flood of document with data, this brought very much not a few difficulties to check seek, update and maintenance. The community estate management system is a management system to realizes with community estate management system that uses computer operation to the small community estate management, making governor and owner in residence can be replied more conveniently, faster and satisfiedly.The function of this system want to realize: the search function is complete, can satisfy every kind of search request of the user; search the information is accurate without any error, complete detailed and quick convenience; the maneuverability of the system is good; use the Delphi language that realized modification and search function to the background database .In fine, this text proceeded well of treatise about the design, development and implement of the community estate management system. There is more deep cognition to the community estate management system at the same time, the development of the community estate management system makes the management work of the community turns to systematism and scientific. Pass development of this system, that make the learning knowledge between software engineering and other related course get the fulfillment with apply, deepen to the cognition of these theorieseses knowledge.更多还原
