【摘要】 重庆市房地产市场直辖十年以来,一直保持稳定发展态势,在这些年的发展过程中,有着鲜明城市特征的重庆市主城区,其房地产市场也形成了自己的诸多特点。特别是近几年,由于受到全国房地产热潮、三峡移民工程、城乡综合改革试验区的设立、“314”总体部署、新一轮的城乡总体规划的获批等一系列因素的影响,重庆房地产市场的需求被大量释放,与此同时房地产投资也有了一个飞跃,供需双方的增长促成了重庆房市的一轮大涨。但自2008年始全国房地产市场进入一个比较微妙、敏感的特殊阶段,即面临长远的发展机遇,又危机潜伏;即有供求问题相对均衡、市场价格的稳步上扬,又存在结构性失衡、房地产金融瓶颈、环保、法律政策等一系列问题。因此有必要在这个关键的时期详细地梳理重庆市房地产市场的发展情况,对它作一个全面的剖析与预测,这对于保持重庆市房地产业与国民经济共同持续健康快速发展完成中具有重要的意义。本文通过七个章节来展开研究。第一章为绪论,主要讨论本文的选题意图、研究方法、研究意义、结构安排、国内外研究现状与主要创新点;第二章为城市介绍与经济现状,主要介绍了重庆市城市概况及其经济运行现状:第三章为房市历程回顾与现状,主要描述重庆市房地产市场90年以来发展历程及现状;第四、五章为特征描述及产因剖析,指出了重庆市房地产市场发展中存在的一些特征,并分析形成这些特征的深层次原因:第六章为对策建议,分析了当前重庆市房地产发展中存在的一些问题,并相应的提出一些对策建议:第七章为前景预测,对重庆市主城区未来房地产市场发展走势的展望采用定性分析和定量分析相结合的方法对今后几年重庆市房地产市场的供应量、需求量以及商品房的价格进行了预测。本文的最后部分通过分析得出目前重庆市的房地产市场整体是比较健康的,并具有较大的发展空间和需求量,未来市场前景可观,同时其房地产价格的增长趋势会趋缓等结论。更多还原

【Abstract】 Since its direct jurisdiction, the real estate market of chongqing has been developed steadily in ten years. In this process, the real estate market of the main city zone in chongqing, with distinct characteristics of city, also formed its own features. Especially in recent years, affected by the upsurge of the nationwide real estate construction, the migration project of sanxia, the foundation of test plots for comprehensive reform in urban and rural area, the "314" general deploy and the approval of the new general planning for urban and rural area, the demand of real estate market in chongqing is massively released. At the same time, the investment on real estate also overflied. The increasing supply and demand caused a new taking-off of real estate market in chongqing. However, the domestic real estate market came into a subtle special period since 2008, that is, opportunity and crisis coexisted; although the supply and demand is comparatively balanced and the market price went up steadily, a series of problem, such as structural unbalance, the financial bottleneck of real estate market as well as policy of environmental protection and law, are existed. Therefore, it is quite necessary to review and analyze the real estate market of chongqing in detail, and make an overall forecast in this crucial time, in order that both of chongqing’s real estate industry and the national economy could be healthily and continuously developed at a favorable speed.This paper carries on the study through seven chapters. The introduction as Chapter One mainly discusses the intention, methods, significance, structural arrangements, domestic and overseas achievements and innovation of this paper. Chapter Two introduces the survey of chongqing and its current economic operation. Chapter Three mainly describes the developing process and present situation of real estate market in chongqing since 1990. Chapter Four and Chapter Five points out some characteristics that existed in the development of real estate market in chongqing, and analyze deep reasons that formed these characteristics. Chapter Six presents analyzes some problems existed in the current real estate market of chongqing, and brings up relevant countermeasures and suggestions. Chapter Seven predicts the supply and demand as well as the price of commercial house of real estate market in main city zones of chongqing in a few years, using qualitative analysis and quantitative analysis. The last part of this paper concludes that the whole real eswtate market of chongqing at present is healthily and takes on large developing space and demand. The market prospect is considerable and the growth trend of the price of real estate will ease up.更多还原
