【摘要】 随着我国市场经济的发展，房地产市场在推动城市建设，提高招商引资竞争力，促进生产力发展，改善居住条件以及完善市场机制等方面，发挥着越来越重要的作用。在市场经济条件下，房地产市场是房地产经济运行的基础和依托，房地产的投资、开发建设、经营、中介服务、融资等等都是在房地产市场中进行的。房地产市场是社会主义市场体系的重要组成部分，它同商品市场、劳动力市场、金融市场、技术市场、信息市场、产权市场等市场共同构成统一的不可分割的社会主义市场体系。我国房地产市场与其他市场相比，具有自己的一些特征，例如：竞争不充分、运行节奏缓慢、投资性和投机性相结合、交易费用高且形式多样等。本文共分四个部分，首先阐述房地产市场的一般理论，接着介绍房地产市场的大环境即中国房地产市场的基本情况，然后通过对山西房地产市场发展状况的考察，分析研究山西房地产市场存在的问题及其成因，最后对山西房地产市场的未来发展前景作了展望，并提出了促进山西房地产市场健康发展的对策。例如：充分发挥政府的宏观调控引导作用：加强房地产管理体制改革；整合资源，进行资产重组和制度创新；投资实行分期开发以及加大信贷支持等。更多还原

【Abstract】 With the market economy developing, real estate market exerts more and more important function in promoting city construction, advancing attracting bid from over seas, promoting productivity, improving habitation condition and perfecting market mechanism. In the market economy condition, real estate market is the basic of the running of real estate economy and support. Real estate investment, construction, management, agency service and financing go on in the real estate market. Real estate market is important part of the socialism market systems. It is like goods market, labor market, financing market, technology market, and information market. Comparing with other market, it has own characters, for example: the competition not full, the movement rhythm slow, the investment and the congenial disposition union, the transaction expense high and the form diverse and so on.Four parts are included in this paper. First, consider the theory of Real Estate Market. Second, introduce the basic situation of China Real Estate Market. Third, through present situation of Shanxi Real Estate Market, analyzing that Shanxi Real Estate Market will be confronted problems and its causes. Last, the thesis gives the measures of developing shanxi Real Estate Market.
