【摘要】 近年来，我国房地产业发展迅猛，并且带动相关产业的发展，给国家经济增长做出巨大贡献。房地产业已经成为我国经济发展的支柱产业之一。但房地产业存在的高房价问题已经成为居民心中的痛。本文把西方产业组织理论的SCP范式应用到我国房地产业，力求通过分析找出我国房地产业存在问题的根源。首先重点介绍了产业组织理论与房地产业的特点，为后面分析作好准备。然后运用SCP范式分析了房地产市场结构、市场行为、市场绩效。对于市场结构，主要通过市场集中度、进入壁垒与产品差别化的分析，得出我国房地产企业规模小，但区域寡头垄断的市场结构。对于市场行为，主要运用案例分析与博弈分析方法研究房地产企业的合谋行为、广告行为、兼并行为与产品策略行为。对于市场绩效，主要通过数据实证分析，得出房地产业总体偏低的市场绩效。最后在前面SCP分析的基础上，提出针对我国房地产业的组织政策建议。更多还原

【Abstract】 The realty industry of China has been in a stage of swift development these years, it contributes a lot to the country’s economic growth with driving other related industries to develop and became one of the pillar industries in China. However, it’s the high price of real estate that makes many residents headache. In this thesis, the SCP of Western Industrial Organization Theory is used to seek out the root causes of our problems in the real estate industry. At first, the Industrial Organization Theory and the key features of realty industry are introduced, which is the preparation for the analysis of following chapters. Secondly, the market structure of realty industry, market conduct and market performance in this industry are analyzed step by step through the SCP. When referred to the market structure, it can be concluded that in China the enterprises of realty industry exist with small scale, but they make a regional oligopoly structure, which is analyzed by market concentration, entry barriers and product differentiation. For market conduct, the main use of case study and game analysis is applied to research the collusive, advertising, mergers and product strategies of the corporations of realty industry. Now, the market performance, here, through the empirical data analyzing, the conclusion is that the whole realty industry is running with a lower performance. Finally, basing on the preceding analysis of the SCP, some recommendations are supplied as organization policy to settle down the problems of Chinese real estate industry.更多还原
