【摘要】 组织结构对企业意义重大，犹如人的骨骼形成人体一样，组织结构支撑着企业的框架。纵观全球企业的发展，不难发现，任何一个获得成功的企业组织结构莫不处于变化之中。不管是企业外部环境的瞬息万变，还是内部环境的缓慢变动，都导致企业组织结构必须进行相应调整，否则企业将难以长久生存。 本文以大型房地产开发企业作为研究对象，介绍了目前存在的四种主要组织结构，并且深入分析了各自的优缺点。在此基础上归纳总结了组织结构变革趋势，笔者进一步提出了房地产开发企业未来适用的一种组织结构之一，期望能对房地产开发企业的长远发展有所裨益。 本文的写作脉络如下： 第一章，主要介绍了目前房地产开发企业存在的四种主要组织结构：U型组织结构、M型组织结构、矩阵式组织结构、H型组织结构。首先阐述了每种组织结构的定义，然后画出组织结构图，最后分析了各自的优缺点。 第二章，主要从企业内外部环境两个方面分析了组织结构变革的原因。 第三章，首先阐述了组织结构包含的三方面内容：直线权力与参谋权力的确认、管理层次与管理幅度的划分、决策权的分配(即集权与分权)；然后结合组织结构内容，详细分析了组织结构变革的三个发展趋势：组织结构扁平化、组织结构网络化、组织结构无边界化。 第四章，基于组织结构发展趋势并结合管理学家的研究，本章主要介绍了房地产开发企业组织结构的有效选择之一——互为客户式网络组织结构模式。首先简要介绍了该种模式，然后从横纵两方面设计了房地产开发企业的组织结构，最后整合为统一的组织结构。 第五章，主要是对本文进行总结。由于互为客户式网络结构符合组织结构的发展趋势，理论研究已经成熟，实践中正在推广使用，所以本文对其进行重点介绍，但并不意味着所有房地产开发企业都必须采用该种模式。更多还原

【Abstract】 Organization structure is very important to enterprises. As if the bones were human formation, organization structure underpins enterprise framework. In the global enterprise development, it is easy to find that the organization structure of every successful enterprise keeps on always changing. Both quick change of environment and slow change of interior condition can lead to adjust accordingly organization structure of enterprises, otherwise it will be difficult for enterprises to survive in a long time.Taking the large real estate development enterprises as the subject of the study, this thesis introduces four major existing organization structures, and analyses deeply their respective strengths and weaknesses. On this basis, the author summarizes the trend of change in the organization structure, and then designs a new organization structure according to the real estate development enterprises. The author expects that this kind of organization structure will benefit long-term development of the real estate development enterprises.This thesis is divided into five parts:Chapter Ⅰ deals with four major existing organization structures of the real estate development enterprises: unitary structure, multidivisional structure, matrix organization structure, holding company form.
