【摘要】 在城市住区建设尤其是郊区化住区建设中,特定的城市开发区住区建设并没有与之相对应的具体研究。城市开发区住区既有郊区住区的普遍特点又有其自身的特点。本文通过对其住区结构, 不同阶段的发展特点,住区开发所存在的问题,与开发区内产业之间的互动关系进行分析,描述了住区建设的发展模式。本文选取武汉沌口经济技术开发区作为研究个案,运用访谈、问卷、数据统计等多种研究手段,进行实地调查和分析。对三个典型的社区和不同类型居民的需求进行了对比分析,发现住区居民迫切希望解决的问题和将带来严重后果的社会环境问题。针对几个主要的问题提出了解决策略和建议,包括在全面的发展政策及合理规划下,可持续发展保护生态环境; 分层次的交通体系模式设立; 完善各项服务配套设施和文化、公共空间建设; 住区建设的发展方向; 对于居住分异的“混居”设想,希望改善住区建设中所存在的误区和提高居民的生活质量。通过对城市开发区住区建设从系统分析到个案分析的课题研究,希望以此作为具体郊区住区建设的一个研究方面,与其他特定郊区住区建设进行参照,结合到具体的城市化研究中。更多还原

【Abstract】 In the city residential area especially the suburb residential area building process, the particular residential area of city development area doesn’t have the corresponding idiographic research. The residential area of city development area has both the prevalent characteristic of suburb residential area and also the characteristic of itself. Through the analysis of the construction of the residential area, developing characteristic of different stage, the existing problem in the building process, the interacted relation with the industries of city development area, this paper describes the growing pattern of the residential area building. Focusing on the individual case, Wuhan economic & technical development area, with field survey, analysis and research by using comprehensive research strategies including interview, questionnaire etc. After a compared analysis of three typical communities, the author found out the problems of which were the mostly desired to be solved by the residents and which would bring serious consequences in the future. Pointed on these main problems, brought forward several strategies and suggestions, including protecting ecological environment in a sustainable development way under the full-scale developing policy and rational programming; consummating each served facilities and culture、communal space constructions; the developing direction of the residential area building; imagination of “mixed-incoming”housing opposite to the gentrification. Hope to improve the living quality of residents and recognize the mischoosing way in the community building. Through the general system analysis and individual case investigation of the residential area of city development area, we hope this research could be one investigate aspect in the suburb residential area building process, referring to other particular suburb residential areas, combining in the idiographic urbanism research.更多还原
