【摘要】 土地批租是城市土地制度的重要组成部分,它对城市经济的发展极具影响。本文以城市土地批租制度为研究对象,系统考查了城市土地的特性、类别、产权和地租理论,回顾了中国城市土地批租制度的发展历程,展示了中外城市在这一制度上的不同面貌,指出了中国城市土地批租制度的若干问题及应该向国外和香港地区借鉴的地方。最后,以武汉市的实证研究为主,从土地批租制度与城市经济发展竞争力、城市内部空间结构和城市中、低收入居民的住房问题的关系角度,论述了土地批租对城市经济发展的影响,并提出了对完善武汉市土地批租制度的两点建设性思考。更多还原

【Abstract】 Grant of land is the important section of urban land system, and it is crucial to the development of urban economy. The paper concentrates on the grant of urban land system, using characteristics, category, property right and rent theory of urban land; recalling historic development of grant of urban land rent system; displaying difference of Chinese and foreign system. It points out that there are several problems existing in the grant of Chinese urban land system and we should learn from Hongkong and foreign countries. At last, concentrating on empirical research of Wuhan city, concerning the relationship between the grant of urban land system and competition of urban economy, internal city space structure, median and low income citizens’ housing situation, the paper discusses the influence of grant of urban land system on urban economy, and offers two constructive suggestions for how to perfect the grant of land system.更多还原
