【摘要】 企业创造的价值产生于一系列的活动之中，如设计、采购、生产、销售、服务以及产品开发等等。这些活动的有机联系，就形成了企业的价值链(Value Chains)。一个企业的价值链和它所进行的各项价值活动的方式反映了它的历史、战略和实施战略的方法以及这些活动本身的经济效果。因此，识别不同时期的企业价值链状态并对其有效管理，对于企业战略调整以及管理水平提升都是非常重要的。 进入到2004年，房地产行业环境发生了巨大变化，尤其在土地、金融方面较以往有了重大调整，房地产企业价值链的环节价值量权重及价值链运行模式也随之发生剧变；变化的行业环境和价值链形态必然影响传统的企业战略方向及管理模式，企业应该积极应变、改革传统管理模式来适应新的价值链形态。培育企业竞争优势、提高核心竞争力的问题，实际上就是企业价值链的管理问题，价值链管理是当前国际企业管理的重要方向，但却是我国大多房地产企业管理中最薄弱的环节。 本文主要是探讨房地产企业如何把价值链管理思想融入到企业具体运行管理中。文章第一章介绍了价值链管理的一般特点；第二章描述了房地产企业价值链外部市场环境的变化，以及随之带来的房地产企业价值链形态的演变；第三章提出了基于价值链的房地产企业流程管理模式构建；第四章对流程管理模式的运行及管理机制进行了分析;并以杭州金都房产集团的价值链管理实际作了实证分析。 本论文的研究成果对于我国的房地产企业转换经营机制、实现管理科学化、建立现代企业制度具有重要的战略意义;房地产企业通过实施价值链管理模式，构建企业核心竞争力，形成持久竞争优势具有较强的理论价值和现实意义。关键词:价值链管理;流程管理;核心竞争力;房地产企业更多还原

【Abstract】 The value produced by enterprises is from a series of activities as design, purchasing, producing, selling, servings and so on. And the correlation between these activities is just been the value chain. The value chain and its function have reflected the history, strategy and beneficial results of activities in the chain. Therefore, efficient control about the value chain which is variable in different period is crucial for a enterprise on strategy choosing and regeneration of management.Great changes have taken place in the exterior circumstance of the real estate enterprises, especially the government control in the land supply and financial support by national banks which is the main resource of investing and mortgage loan. Thus, the enterprise should adapt management to the value chain which has a changed constitute and weight. The issue of competitive advantage is as well as the issue of value chain management which is a leading orientation in advanced management but the weakness in Chinese enterprise management.A through study in the thesis focuses in the combination of value chain and management in Chinese real estate enterprises. Chapter 1 discusses the significance and the recent study of value chain. Chapter2 outlines the variance of Chinese real estate development. Chapter 3 describes the necessary renovation from traditional function management to process management. Chapter 4 carries out the operation mechanism of value chain management. The above achievements are applied to the confirming study of the jindu group Ltd.The achievements of thesis are strategically significant for the operating mechanism, realization of scientific management and the establishment of modern enterprise system. It also shows great theoretical and practical value for the Chinese real estate enterprise to increase competence by adopting value chain management.更多还原
