【摘要】 地理信息系统是一种决策支持系统，以地理空间数据库为基础，采用地理模型分析方法，适时提供多种空间的和动态的地理信息，融计算机图形和数据库于一体，储存和处理空间信息的高新技术。GIS可以作为提高房地产项目管理水平的重要技术手段，其强大的信息管理和分析功能正在使房地产项目管理发生着变革。本文从理论和实际应用中阐述了GIS技术在房地产项目控制信息系统的综合使用，使得房地产项目管理更加高效，能够更好的实现房地产项目的目标。 在现代项目管理理论和实践中，控制有着十分重要的地位。它是管理活动的五大职能之一，是引导一个动态系统达成预定目标状态的活动。实质上，它已包括了一个完整的管理过程。在计划阶段后对项目实施阶段的控制工作，它与项目计划一起形成一个有机的项目管理过程，是阶段性的控制概念。房地产项目的控制是指为了房地产项目目标的实现，对项目的进度、费用、质量、合同、现场安全与环境、以及营销所采取的一系列控制措施与方法。本文就以控制的六个具体方面展开，设计了六个子系统，分别使进度控制子系统，费用控制子系统，质量控制子系统，合同控制子系统，营销控制子系统，安全和环境控制子系统、营销控制子系统。通过这六个子系统达到对房地产项目的全过程动态的控制。限于篇幅，本文着重放在了费用控制，进度控制，质量控制，围绕合同控制来论述。 GIS应用于房地产项目控制，能给开发商提供更直观、准确和快速的信息，可推动房地产项目管理的标准化、规范化进程，而且扩展了GIS的应用领域。更多还原

【Abstract】 GIS(GeogTaphy Information System) is new highly technique that a kind of decision support system, regarding geography space database as the foundation, adopting geography model analyzing method .The well timed offering is various spatial with dynamic geography information, melting the calculator sketch with database in a whole, storage with space information. The GIS can be used as important technique in real estate PM(Project Management) , which will make a big progress in real estate PM .This text indicates the use of GIS together with real estate project control information system can further realize the target.In modern PM theories with practice, the control has got the very important position. It is one of five greatest working functions to manage the activity, using to guides a dynamic system to achieve the scheduled target dynamically. Substantially, it has included a complete management process. Putting to the project into practice after planning stage the control of the stage work. It plans with project to become an organic project process .It is a stage control concept. The control of the real estate project is a degree of progress to points to realize for the sake of the real estate project target, to plan, cost, quantity, contract, the spot safety and environment, and marketing an a series for adopting control method. This text then makes respectively degree of plan control sub-system, cost control sub-system, quantity control subsystem, contract control sub- system, marketing control sub- system, the safety controls with environment sub- system, marketing control sub-system.
