【摘要】 随着福利性分房的取消，住房二级市场的全面开放，住房消费已成为人们消费的热点和新的经济增长点。由于目前我国住房二级市场尚处于起步阶段，而公房入市又极具中国国情。公房上市前后产权关系的变化诱发了住房二级市场上一系列问题，如何发展住房二级市场急需研究。 本文在界定住房二级市场的基础上，阐明了住房二级市场存在的历史背景及原因。运用经济学相关理论对我国住房二级市场的现状及存在问题进行分析，通过比较住房二级市场交易的几种先进模式和对上海市进行的实证分析，最后提出了规范和发展我国住房二级市场的对策建议。更多还原

【Abstract】 Following the cancellation of welfare housing system and the openness of the second-class market of housing, housing consumption has become the consumption center and new economic point. Owing to the second-class market of housing in our country is still in its initial stage and the entrance of public housing to market has Chinese characteristic and the alteration of property right induces a series of issues in the second-class market of housing, how to resolve the problems needs study urgently.Based on the definition of the second-class market of housing, this paper expands its background and the reason of appearance. This paper also analyzes the present situation and existed problems using related economic theories, then compares several modern models in the second-class of housing and analyzes the situation in shanghai city, and then gives countermeasures to standardize and develop the second-class market of housing.更多还原
