【摘要】 本文首先借助关于度假旅游的基本理论分析了我国度假旅游市场现状及其发展趋势，在此基础上，指出我国旅游度假区建设存在较为明显的误区。自然引出本文所要讨论的核心问题，即我国旅游度假区建设存在问题的实质是什么，未来度假区应该如何发展。本文选择旅游度假区非常集中的苏南地区，对这一问题进行了较为系统的研究。 笔者认为苏南旅游度假区开发建设存在的诸多问题实际上归结起来只有三个方面，其一度假旅游产品与市场需求的脱节，其二旅游开发与地区整体发展之间的关系处理不当，其三，管理体制对旅游度假区发展的限制。据此，本文对苏南地区旅游度假区未来发展进行了整体构想。认为至少近期内要严格控制苏南地区度假区数量，出于集聚效应的考虑，以后要绝对禁止建立分散的度假村。苏南各旅游度假区今后的主要任务在于两个方面，一是通过制订和实施详细的社会经济计划、社会文化计划、土地利用计划、环境保护与美化计划来协调旅游开发与地区发展的关系，二是通过分析市场需求、选择目标市场、确定营销组合这一程序调整各自的度假旅游产品，使之适应市场需求。针对管理体制对度假区发展的限制，本文最后提出了管理与政策上的几点建议。更多还原

【Abstract】 More and more attention is being paid to the problems of our country’ s resorts. On the foundation of analyzing the characters of supply and demand of resorts in our country, model region, South Jiangsu is studied to find a way to develop the resorts all over the country.It’ s thought that many problems that face the resorts of South Jiangsu in their development can be summed up in three aspects . First, the tourism product for making holiday disjoins market requirement of tourist. Second, the handle concerning between the entire development of traveling developments and district is unsuitably , his are three years old , manages the system spends the holiday the restriction of area development to the tour . On these grounds , this text is spent the holiday to the South Jiangsu district tour , and the entire idea has been carried on in the coming development of area . Will strictly control South Jiangsu district inside thinking at least in the near future spends the holiday area quantity , and starts to gather thinking over of effect , and scattered spending the holiday , the village more should absolutely be prohibited developing . South Jiangsu resorts to spend the holiday the area from now on the major assignment depends on two aspects , being by way of formulation detailed society economy plan and society civilization plan , land utilization plan , environmental protection and beautifying the relation of traveling development of plan coordination and district development , secondly by way of the analysis market requirement and selection objective market and definite marketing combinations this program adjusts the product traveled spent the holiday, makes it suit the requirement in market .
