【摘要】 在中国城镇化进程从增量扩张转向存量提质的背景下,城市更新成为推动城市高质量发展、满足人民美好生活需要的重要抓手。东南大学建筑设计研究院有限公司依托高校科研力量和学科优势,从多维度价值认知、多尺度设计整合、多专业技术协同三个角度开展城市更新探索与实践,展现了城市更新在结构优化、功能完善和文化赓续方面的综合价值,为中国城市在存量时代实现有机更新和永续发展提供可借鉴的实践范式。

【Abstract】 In the background of China’s urbanization process shifting from incremental expansion to stock quality improvement, urban regeneration has become a crucial for promoting high-quality urban development and meeting the people’s needs for a better life. Leveraging Southeast University’s scientific research capabilities and disciplinary advantages, AESEU carries out exploration and practice in urban regeneration from three perspectives: multidimensional value cognition, multi-scale design integration, and multi-professional technical collaboration. This demonstrates the comprehensive value of urban regeneration in structure optimization, function improvement, culture continuity, and quality enhancement, providing a referential practical paradigm for Chinese cities to achieve organic regeneration and sustainable development in the era of stock planning.Firstly, value recognition and assessment serve as a critical prerequisite and key step in the field of heritage conservation, directly influencing the grading of cultural heritage and the formulation of conservation measures. Urban regeneration involves the inheritance and optimization of complex built environments, with many projects also encompassing the protection and adaptive reuse of heritage and historical settings. Beyond the conventional assessment criteria, such as historical, artistic, scientific, cultural, and social values, urban regeneration projects also possess multifaceted values, including functional, economic, and ecological dimensions. Before clarifying the objects and goals of regeneration, it is essential to recognize and evaluate the value of the existing built environment, as this forms a fundamental basis for reasonably defining regeneration objectives and determining appropriate measures.Secondly, during the phase of urban regeneration, urban and architectural issues have become increasingly interwoven. To achieve the comprehensive goals of regenerating the existing built environment, there is an urgent need for a systematic theory and methodology that integrates urban space creation with architectural engineering design. Multi-scale design integration emphasizes top-down transmission of constraints and bottom-up interactive feedback across different levels, forming a collaborative working system that involves multiple professions and interdisciplinary connections.Thirdly, as a complex systematic project, urban renewal cannot be comprehensively tackled by a single discipline. It requires the deep integration and collaboration of multi-professional teams. The process entails not only physical and functional improvements but also the integration of multiple dimensions such as safety, resilience, green and low-carbon principles, social equity, and economic sustainability.Urban regeneration projects often involve diverse stakeholder interests, complex constraints, long timelines, and considerable uncertainty. Planners and designers, serving as coordinators, facilitators, and innovators, go beyond cautious planning and design to deeply engage in the full project lifecycle. They promote and participate in multi-stakeholder communication, the selection and formulation of adaptive policies, and iterative assessments of economic feasibility—all to ensure the orderly delivery of projects.Regeneration practice and technical framework of AESEU are a profound response to the organic growth patterns of cities. This approach avoids a technocratic, utilitarian tendency that prioritizes engineering over humanity, as well as superficial upgrades that focus on fa?ade at the expense of function.Looking ahead, as China advances its goal of building modern, people-centered cities that are innovative, livable, beautiful, resilient, culturally vibrant, and smart, the scope and implications of urban regeneration will continue to expand. Technical framework will also keep evolving through practice, tackling regeneration challenges with deeper collaboration and integration, thereby offering a replicable paradigm for achieving organic regeneration and sustainable development.
