【摘要】 基于现有文献研究和政策文件，从城镇低效用地的概念内涵、识别评价和再开发路径3个方面展开，总结该领域的研究进展。总体而言，城镇低效用地及其再开发路径已取得阶段性成果：低效用地的概念内涵逐步扩展，关注点从建设用地效益转向城市功能等综合增效；识别与评价研究成果呈现出研究对象范围聚焦一般区域、测度体系多元复合以及方法以量化为导向3个特征；再开发路径探索呈现出动态性与综合性。未来，需进一步加强对特殊发展需求区域的研究、完善低效用地测度体系、强化质性分析内容，并推动再开发路径朝着全要素和全过程的方向发展。更多还原

【Abstract】 Based on existing literature and policy documents,the research progress in the field of urban inefficient land is summarized from the aspects of conceptual connotation,identification and evaluation,and redevelopment paths.Generally speaking,phased achievements have been attained in urban inefficient land and its redevelopment paths:(1) The concept of inefficient land has been extended,with the focus shifting from the benefits of construction land to the comprehensive gains of urban functions.(2) Identification and evaluation studies exhibit three characteristics,namely,concentrating on general areas,featuring a diversified measurement system,and adopting a quantitative approach.(3) The exploration of redevelopment paths is dynamic and comprehensive.In the future,more research on areas with special development requirements is required.Additionally,it is necessary to improve the inefficient land measurement system,strengthen qualitative analysis,and promote redevelopment paths towards full-element and whole-process control.更多还原
