【摘要】 农转居社区作为一种“过渡型”社区类型，其空间转型对社区治理方式提出了挑战。实践中，物业管理市场化改革综合多重力量，不断重塑农转居社区的物质空间、意义空间、关系空间、权利空间。基于空间社会学理论，以农转居社区物业管理市场化改革作为分析的逻辑起点，将物业管理市场化改革事件置于农转居社区空间生产与再生产的情景中，有助于深入审视物业管理市场化改革推动社区空间重塑的作用机制。研究发现，农转居社区作为一个由多重空间构成的异质性空间，社区居民自下而上的空间需求与社区治理主体自上而下的空间生产之间的博弈融合是推动社区空间重塑的重要动力来源。其中，物业管理具有关键性的串联、传导与整合作用，既能够串联形成一种平面向上的治理联盟共同体，也能够传导形成一种立体向上的空间治理连锁效益，还能够在整合“管物”与“管人”治理职能的基础上，联合多元主体共同塑造农转居社区空间治理的有序格局和秩序。更多还原

【Abstract】 As a “transitional” community type, the spatial transformation of rural-to-residential community challenges the community governance mode. In practice, the market-oriented reform of property management integrates multiple forces to constantly reshape the material space, significance space, relationship space and rights space of the rural-to-residential community. Based on the theory of spatial sociology, taking the market-oriented reform of property management in rural-to-residential communities as the logical starting point of analysis, placing the event of property management marketization reform in the situation of spatial production and reproduction of rural-to-residential communities, which is helpful to deeply examine the role mechanism of market-oriented reform of property management to promote the remodeling of community space, it is found that, as a heterogeneous space composed of multiple spaces, the game integration between the bottom-up spatial needs of community residents and the top-down spatial production of community governance subjects is an important power source to promote the remodeling of community space.Among them, the property management has the key series, conduction and integration, so it can serialize to form a plane up governance alliance community, conduct to form a three-dimensional upward space governance chain benefits, and join multiple subjects to commonly shape the orderly pattern and order of spacial governance of rural-to-residential communities on the basis of integrating the governance functions of “governing the property” and “governing the people”.更多还原
