【摘要】 随着平台经济加速对房地产市场渗透，国内外涌现出一批房地产交易和经纪服务相关的平台企业。这些平台企业提供的服务切实影响消费者租房、买房、换房等居住生活，然而学术界和业界均存在房地产相关平台企业的分类标准无区分度且不一致等问题。在对房地产交易和经纪服务相关平台企业进行了清晰的界定后，通过区分房地产买卖和租赁市场，对国内外房地产交易和经纪服务典型企业多维度分析，将房地产交易和经纪服务相关平台企业，分为房地产信息展示平台企业、房地产交易和配套支持服务平台企业两大类。通过对房地产交易和经纪服务相关平台企业分类探讨，为政府部门及行业自律管理组织（或协会）等进行监管、自律管理提供了分级分类的参考依据，也对房地产交易和经纪服务相关平台企业的规范发展提出优化建议。更多还原

【Abstract】 With the accelerated penetration of the platform economy into the real estate market, a number of platform enterprises related to real estate transactions and brokerage services have emerged at home and abroad. The services provided by real estate-related platform enterprises effectively affect consumers’ residential lives such as renting, buying, and changing homes, however, there are problems such as indistinguishable and inconsistent classification criteria for real estate-related platform enterprises in both academia and industry. After a clear definition of real estate transaction and brokerage-related platform enterprises, we analyze typical domestic and foreign real estate transaction and brokerage service enterprises in multiple dimensions by distinguishing between real estate sale and purchase and rental markets, and classify real estate transaction and brokerage-related platform enterprises into two categories: real estate information display platform enterprises and real estate transaction and supporting service platform enterprises. By exploring the classification of real estate transaction and brokerage-servicerelated platform enterprises, it provides a reference basis for the government and industry self-regulatory management organizations(or associations), etc. to carry out supervision and self-regulatory management, and also proposes optimization suggestions for the standardized development of real estate transaction and brokerage-service-related platform enterprises.更多还原
