【摘要】 为解决老旧小区改造中忽略居民诉求、项目优先级不当以及改造力度模糊等问题，研究以哈尔滨为例，对包括改造前、中、后的43个小区改造项目的满意度和重要性进行问卷调查，运用主成分和IPA分析法进行项目重要性评价，明确项目优先级及改造力度差异。研究表明改造项目可分为“加强改善、继续保持、优先级低和减小力度”四大类，其中雨污排水和室外管线是最亟待改善项目，被忽视的休闲服务设施项目需加强关注。更多还原

【Abstract】 The problems of neglecting residents’ demands, improper project priority, and fuzzy reconstruction intensity exist in the reconstruction of old residential areas.Taking Harbin as the case, a questionnaire survey on the satisfaction and importance of 43 residential area reconstruction projects before, during and after the reconstruction is conducted, in which the importance of the project is evaluated by using the principal component analysis and IPA analysis to clarify the difference in project priority and reconstruction intensity. The research shows that the reconstruction projects can be divided into four categories, strengthening improvement, continuing maintenance, low priority and reducing intensity. The rainwater and sewage drainage, and outdoor pipelines are urgent to be improved, and neglected entertainment and convenience facilities need to be paid more attention.更多还原
