【摘要】 近年来，开敞空间率指标因其可以有效平衡城市开发建设中的公平与效率，在我国受到了越来越多的关注。然而，既有研究多侧重于概念探析，没有基于我国实际情况提出开敞空间率的研究与应用思路。针对该问题，本文首先对我国15个典型城市中8572个居住地块的开敞空间率进行调查，总结其分布特征、平均值以及极值；在此基础上，进一步研究居住地块开敞空间率与容积率之间的关系，归纳不同城市间存在的“共性”特征与“个性”差异；进而提出应在保障公共利益底线的基础上，针对不同城市的发展建设需求，因地制宜地构建以开敞空间率为核心的开发控制规则，以提升城市开发控制的动态性、精准性与科学性，实现城市开发建设中公平与效率的平衡。更多还原

【Abstract】 In recent years,the open space ratio has received more and more attention in China because it can effectively balance the fairness and efficiency in urban development and construction.However,most of the existing research focuses on conceptual analysis,and no research and application ideas are based on China’s actual situation.Accordingly,this paper first investigates the open space ratio of 8,572 residential plots in 15 typical cities of China,and summarizes its distribution characteristics,as well as average and extreme values.On this basis,it further examines the relationship between the open space ratios and floor area ratio of residential plots in typical cities of China,and sums up the “common” characteristics and “individualities” of different cities.In addition,it is proposed that on the basis of safeguarding the bottom line of public interests,the open space ratio-centered development control rules should be developed according to local conditions,so as to improve the dynamic,accurate and scientific nature of urban development control,and achieve a balance between fairness and efficiency in urban development and construction.更多还原
