【摘要】 近年来，在人才强国战略背景下，各地政府纷纷出台人才引进政策。研究人才引进政策对城市房价的影响具有重要现实意义。本文基于2015—2020年长三角地区城市的特征数据，通过构建双重差分评估模型估计政策效应，实证考察施行人才引进政策对于房价的影响，并利用PSM-DID方法进一步验证。研究表明，人才引进政策的施行通过增加城市住房需求和提升城市收入水平对长三角地区城市房价产生正向影响，一个城市出台人才引进政策会提高当地房价4.4%,实证结果通过了显著性检验。从分类调控人才住房政策、合理配置人才资源、提高城市公共服务能力、促进城市间协同发展等方面，提出稳定房价、促进长三角经济高质量一体化发展的建议。更多还原

【Abstract】 In recent years, under the background of the strategy of strengthening the country with talents, local governments have introduced policies for the introduction of talents. It is of great practical significance to study the impact of talent introduction policies on urban housing prices. Based on the characteristic data of cities in the Yangtze River Delta from 2015 to 2020, the policy effect is estimated by constructing a double differential evaluation model, and the impact of the implementation of the talent introduction policy on housing prices is empirically examined, and the PSM-DID method is used to further verify. Research shows that the implementation of the talent introduction policy has a positive impact on urban housing prices in the Yangtze River Delta by increasing urban housing demand and increasing urban income levels. The introduction of a talent introduction policy in a city will increase local housing prices by 4.4%. The empirical results have passed the significance test. Suggestions for stabilizing housing prices and promoting the high-quality integrated development of the Yangtze River Delta economy are put forward from the perspectives of classifying and regulating talent housing policies, rationally deploying human resources, improving urban public service capabilities, and promoting coordinated development between cities.更多还原
