【摘要】 随着我国经济发展从高速增长转向高质量增长,空间开发也从增量逐步转向存量,城市更新成为城市发展的重要路径。自2009年以来,广东省开展了以三旧改造(旧城镇、旧厂房、旧村庄)为特色的城市更新试点实践,取得了一定的成效。基于2009-2018年面板数据,构建计量模型,研究了三旧改造对广东省城市工业用地出让规模和价格的影响。研究发现:(1)三旧改造促进了工业用地出让总规模的增加,但抑制了新增工业用地出让规模的增长;(2)分项而言,旧城镇改造促进了工业用地出让总规模的增加,而旧厂房、旧村庄改造抑制了工业用地出让总规模的增加;(3)三旧改造对工业用地出让价格影响不显著,但进一步分项研究发现,旧城镇和旧厂房改造显著正向影响工业用地出让价格。研究对于定量认识三旧改造的实施效应,指导未来三旧改造实践具有一定的参考意义。更多还原

【Abstract】 China has witnessed the era of land redevelopment. In the past ten years, Guangdong Province has carried out the pilot reform of urban regeneration called "Three Old Regenerations" and has gained some experiences. This article makes up for the lack of research on the regional effects of "Three Old Regenerations", using the panel data from 2009 to 2018 to study the impacts on the scale and price of urban industrial land transfer. The results show that:(1)The total scale of "Three Old Regenerations" promoted the increase of the total industrial land transfers and suppressed the increase of new industrial land transfers.(2)More in details, it is the regenerations of old factories and old villages that inhibited the increase in the scale of industrial land.(3)The total scale of "Three Old Regenerations" has no significant impact on the land price, but in terms of sub-items, the regenerations of old towns and old factories has significantly increased the price of industrial land sales. This study could be helpful for the quantitative understanding of the effects of "Three Old Regenerations", and also helpful for the future practices of "Three Old Regenerations".更多还原
