【摘要】 基于2011—2018年我国31个省市自治区的面板数据,运用F检验、Hausman检验、固定效应模型等实证分析人口年龄结构对住房户型需求的影响,并进一步运用K-means聚类的方法对我国31个省市自治区进行分类研究。研究发现,出生率的提高会显著促进大户型住房需求,而老龄化率的提高则对不同面积段的住房需求产生抑制效应。此外,出生率对住房户型需求的影响存在明显的地区差异。具体来说,出生率对三线地区的大户型住房需求产生显著的正向影响,而对一线地区大户型住房需求产生负向影响。更多还原

【Abstract】 Based on the panel data of 31 provinces,cities and autonomous regions in China from 2011 to 2018,the influence of population age structure on housing household demand is analyzed empirically by using F test,Hausman test and fixed effect model,and the K-means clustering method is further used to classify 31 provinces and autonomous regions in China.It is found that the increase of birth rate will significantly promote the housing demand of large households,while the increase of aging rate will inhibit the housing demand in different areas.In addition,there are significant regional differences in the impact of the birth rate on household demand.Specifically,the birth rate has a significant positive impact on the housing demand of large households in the third line area,while it has a negative impact on the housing demand of large households in the first line area.更多还原
