【摘要】 正确合理地评价房地产业投入效率对产业健康发展有着至关重要的作用。运用原始DEA模型分析了我国30个省市自治区2016年房地产业相对投入效率,再利用情境依赖模型将30个省市自治区划分为4个层次,并提出以不同情境为评价背景时投入改进值的测度。研究表明,全国房地产业整体纯技术效率较规模效率偏低,地区间效率差异较大;使用不同评价情境来评价地区效率时,改进结果可能会存在很大不同。因此,在调整投入时,需考虑地区在资源、技术、管理等各方面的能力,选择合适的评价情境,以求更合理的改进地区效率。更多还原

【Abstract】 Accurate and reasonable evaluation of real estate investment efficiency plays a crucial role in development of the industry. Based on the analysis of relative input efficiency of the real estate industry in 30 provinces in 2016 by using the DEA( data envelopment analysis),this paper uses the extended context-dependent DEA model to divide 30 provinces into 4 levels,and puts forward the measurement of the progress value in different context. The research shows that the PTE( pure technical efficiency) of the whole country’s real estate industry is lower than SE( scale efficiency),and the regional efficiency varies greatly.The results can be very different when evaluating the regional efficiency with different evaluation situations. Therefore,when adjusting industry input,it is necessary to consider regional capabilities in terms of resources,technology and management,etc.,and select appropriate evaluation scenarios in order to improve regional efficiency more rationally.更多还原
