基于组合赋权的绿色建筑项目全生命周期主要风险评价
Research on Identification and Evaluation of Green Building Risk Factors Based on Life Cycle Theory
【摘要】 为了客观全面地分析评价绿色建筑项目所面临关键的风险因素,首先根据绿色建筑的特点建立由8个一级、32个二级评价指标构成的风险清单,采用AHP-熵权法建立风险评价组合赋权模型,结合具体案例对各项风险因素进行权重排序。研究表明:绿色建筑项目风险主要源于投资、管理两方面,其中市场认知风险、物业管理风险是绿色建筑项目的关键风险因素。最后分析出32个二级风险因素分布图,并且从横向、纵向、细部三个角度进一步分析绿色建筑项目风险管理的重点和风险应对措施,为绿色建筑风险的分层管理提供参考。
【Abstract】 In order to evaluate the risk factors faced by the green building projects objectively and comprehensively, firstly, based on the characteristics of green buildings, a risk list consisting of 8 first-level and 32 second-level evaluation indicators is established. Besides,a risk evaluation model was established based on the combination of AHP and entropy weight method. Secondly, the weighting factors of each risk factor are sorted according to the specific case. The results show that the risks of green building projects mainly come from investment and management. Market awareness risks and property management risks are important factors affecting green building projects.Finally, the map of 32 secondary risk factor distribution is obtained, and the key points and solutions of green building project risk management are further analyzed from the perspectives of horizontal, vertical and detailed. Provide a reference for the hierarchical management of green building risks.
