【摘要】 以河北省县域尺度城市为研究对象,基于系统论和地租地价理论,借鉴有关城镇化质量、土地质量、生态质量等系统质量的研究成果,引入"城市地价质量"概念,围绕地价影响因素构建城市地价质量指标体系,运用均方差决策法、协调度评价模型等度量方法,从发展程度、主导类型和协调水平的角度对河北省县域尺度城市地价质量进行测度和空间差异分析。研究发现:1)河北省县域尺度城市地价质量发展程度存在地域差异,沿渤海湾环天津区域的城市地价质量发展程度高于冀中南平原区域,冀中南平原区域高于太行-燕山山地区域;2)在河北省县域尺度城市地价质量发展进程中,政府对土地市场的规划和调控供需占据主导地位,经济水平和基础设施有待提升和完善;3)河北省县域尺度下各城市在地价质量协调度和地价质量发展程度的排序中总体呈正向顺序关系,但也存在少数不符合规律的城市。更多还原

【Abstract】 The cities of Hebei province at the county scale were taken as the research object. On the basis of the Systems Theory as well as the Land Rent Theory and the Rent Price Theory, by referring to the research results of the system qualities including the quality of urbanization, the land quality and the ecological quality, the concept of "Urban Land Price Quality" was introduced. The Urban Land Price Quality Index System was constructed around the factors influencing the land price. Some measure methods such as the Mean Square Deviation Method and the Coordination Degree Model were used for the measurement and spatial difference analysis of the urban land price quality of Hebei Province at the county scale from the point of view of development, dominant type and coordination. The research results are as followed: ① There are some regional differences in the development of the urban land price quality of Hebei province at the county scale. The development of the urban land price quality of the regions along the Bohai Bay and surrounded by Tianjin City is better than that of the Middle and South Plain Area of Hebei province. The development of the urban land price quality of the Middle and South Plain Area of Hebei province is better than that of the Taihang Mountains-Yanshan Mountains Region. ② The planning and supply-demand regulation of the government on the land market play a dominant role in the development of the urban land price quality of Hebei province at the county scale. It is necessary to improve and perfect the economic level as well as infrastructures. ③ In general, there is a positive correlation between the coordination and development of the land price quality of the cities of Hebei province at the county scale.
