【摘要】 以重庆市为例,基于2018年5月1959个住宅小区均价,在特征价格模型的框架下,采用GWR模型分析了重庆市公园在住宅价格中的资本化效应及其空间异质性。结果显示:重庆市公园的资本化效应具有明显的空间分异特征,并受到地形因素、城市发展阶段和发展路径以及环境因素的影响;从影响程度来看,市级公园>区级公园>社区公园;不同市级公园对周围住宅价格产生的影响范围不同。更多还原

【Abstract】 Taking Chongqing City for example and using the framework of the Characteristic Price Model,based on the average price of 1959 residential quarters in May 2018,the GWR Model is employed to study the capitalization effect and spatial heterogeneity of the price of residential parks of Chongqing City. The results show that: The capitalized effect of parks on residential prices has obvious rules of spatial heterogeneity in Chongqing City,and is affected by topographic,urban development stage and development path and environmental factors; The capitalization effect of different park types has significant spatial heterogeneity.
