【摘要】 采用经济模型和数学模型相结合的方式对均衡房价及其影响因素进行研究,通过问卷调查、数据预处理和计算得到初始数据,利用因子分析和多元逐步回归分析等方法得出影响长春市均衡房价的关键因素为卫生条件、户型设计和家庭月收入;影响吉林市均衡房价的关键因素为卫生条件、户型设计、饮食百分比和家庭月收入.从而得出结论,长春市与吉林市的均衡房价关键影响因素均包括卫生条件、户型设计和家庭月收入,另外饮食百分比对吉林市均衡房价影响程度也相当高.更多还原

【Abstract】 This paper studies the equilibrium price and its influencing factors by combining economic model and mathematical model.The initial data are obtained through questionnaire survey,data preprocessing and calculation.By using factor analysis and multiple stepwise regression analysis,the key factors that influence the equilibrium price of Changchun city are sanitary conditions,household design and family monthly income. The key factors affecting the equilibrium price of Jilin city are sanitary conditions,household design,dietary percentage and family monthly income.The conclusion is that the key influencing factors of the equilibrium price in Changchun city and Jilin city include sanitary conditions,household design and family monthly income,and the percentage of diet has a high impact on the equilibrium price in Jilin city.更多还原
