【摘要】 农村土地流转的地区差异表现为流转规模、方式和农户土地经营规模在不同社会经济环境和自然环境中的差异,该类差异受到农户收益、农地生产决策机制、市场供需机制、土地流转价格机制、交易成本机制、农地习俗元制度、地权机制和地方政府制度效率治理机制的影响。运用博弈模型分析方法,文章定性分析了中介组织介入下交易成本对农村土地流转差异性的影响。农地流转是农地供给方和农地需求方利益博弈的过程。在发育比较完全的农地流转市场环境中,交易成本是为获取市场信息以及缔结经常性契约的必要支付,金融等中介组织对农地流转成本,包括信息成本、排他性成本以及政策执行成本具有关键性的影响。中介组织介入农地流转合同订立阶段的利益博弈过程,可以促进农地流转契约关系的订立;中介组织介入农地流转合同履行阶段的利益博弈过程,可以维护农地流转契约关系的稳定。更多还原

【Abstract】 Regional differences of rural land transfer represent as the differences of circulation scale,efficiency and farmers’management scale with different natural,social and economic environment,which influenced by the income of farmers,decision mechanism of production,supply and demand mechanism of market,price mechanism of land circulation,cost mechanism of transaction,farmland custom proto-institution,land rights mechanism and efficiency governance mechanism of local governments.Based on the service level of intermediaries,effect of transaction cost on the rural land circulation differences are qualitative analyzed in this paper with game model.The interest game of rural land circulation is between land supply-side and land demand-side.Under the condition of quite complete rural land circulation market,transaction cost is the necessary cost to achieve market information and conclude the usualness contract,intermediaries have critical effect on rural land circulation costs,such as information cost,exclusive cost,and policy implementation cost.Intermediaries can promote the rural land circulation contract formation and maintain the stability of contractual relation after involving in the formation and execution process.更多还原
