旅游地产发展条件空间差异评价研究——以珠三角地区为例

【摘要】 基于旅游地产的内涵分析,深入剖析了旅游地产发展的影响因素。从旅游资源、社会文化、经济发展、房地产市场等多个层面构建旅游地产发展条件评价体系。以珠三角地区为例进行了实证分析,分析结果表明:1评价体系的可行性和可操作性得到很好的验证;2目前珠三角地区旅游地产发展条件空间梯度特征显著,在空间上总体呈现以广州、深圳为中心,向周边地区逐步降低的分布格局;3发展条件的空间差异分析为旅游地产的空间布局规划提供了有效指引。

【Abstract】 Based on the analysis of the connotation of tourism real estate, we analyzed the influence factors of tourism real estate development. Construct the evaluation system of tourism real estate development condition from the tourist resources, society culture, economic development, the real estate market and so on. Make an empirical analysis of the Pearl River Delta Area. The analysis results show that:1The feasibility and effectiveness of evaluation system were well validated. 2At present, the development advantages of tourism real estate in Pearl River Delta Area have significant spatial gradient features. These advantages were gradually decreased from Guangzhou and Shenzhen as the core to surrounding area. 3An effective guidance for the spatial distribution planning of tourism real estate has been given by space difference analysis of development conditions.
