【摘要】 研究住宅郊区化的影响因素,可为政府制定合理的城市住房发展政策、调控住宅郊区化发展提供理论借鉴。以武汉市为例,从住宅消费行为理论的角度出发,采取定性分析和定量分析相结合的方法对住宅郊区化的影响因素进行了研究。研究认为:(1)住宅价格、自然环境、交通状况、周边配套设施、升值潜力是影响武汉市住宅郊区化发展的五个主要因素;(2)在五大因素中,住宅价格对武汉市住宅郊区化的影响最大,其次是升值潜力、自然环境、交通状况,影响最小的是周边配套设施;(3)调控住宅郊区化,改革住宅用地出让制度是关键。更多还原

【Abstract】 Studying on the influence factors of residential suburbanization can help government to make reasonable policy for urban housing development,and provide theoretical reference on regulation of housing suburbanization development for the government.Taking Wuhan city as an example,combining qualitative analysis and quantitative analysis methods,this paper studied the influence factors of residential suburbanization based on residential consumer behavior theory.The study results are as follows:(1)the housing price,the physical environment,traffic conditions and surrounding facilities are the five main factors affecting the development of residential suburbanization of Wuhan city;(2) Among the five factors,housing prices is the most impact factors of residential suburbanization in Wuhan city followed by the appreciation potential,physical environment,traffic conditions,and the last factor is surrounding facilities;(3) It’s the key for the regulation on residential suburbanization to reform the residential land transfer system.更多还原
