【摘要】 以厦门市2002年至2011年住宅销售面积及相关影响因素数据为基础,运用超效率DEA改进灰色关联模型对厦门市住宅市场需求影响因素进行关联分析,得出各影响因素的相对重要性并对其进行排序。结果表明,住宅竣工面积和贷款利率对厦门市住宅需求的影响较大,超效率DEA改进灰色关联模型能够较为客观地分析影响因素的相对重要性。更多还原

【Abstract】 The influential factors on housing demand were analyzed by a hybrid model combined grey relational analysis with super-efficiency DEA( Data Envelopment Analysis) based on the data of residential selling area and the influential factors during the year from 2002 to 2011 of Xiamen. The relative importance of influential factors was finally found out and sorted. The results show that floor space completed and loan rate are the top two factors of relational demand. The relative importance of influencing factors can be analyzed objectively by the hybrid model.更多还原
