【摘要】 房地产业是国民经济的重要部门,直接关系到国家经济的安全,又和人民的幸福紧密相连。近10年来我国房地产业发展迅速、欣欣向荣,但是也存在着一系列的问题:房价上涨过快、房地产业市场秩序混乱、投资规模过大等。杭州作为仅次于北上广的大城市,其房地产业的发展也受到了广泛的关注,特别是2014年初城北北海公园和天鸿香榭里两个楼盘的降价行为,引发社会对房地产业新一轮的讨论,杭州市房地产也成为新的研究热点。本文通过搜集杭州市2003—2012年相关的数据,描述杭州市住宅的发展现状、发展周期,并从经济学和社会学角度分析杭州市住宅房地产业的影响因素,最后对这些影响因素做实证分析,并据此提出一些调节对策。更多还原

【Abstract】 the real estate industry is an important sector of the national economy,which is directly related to national economic security, and the happiness of the people closely connected.
