【摘要】 该文利用1999-2010年的相关数据,实证分析住房保障与房地产市场发展的关系。实证结论表明:人均可支配收入水平、城市化水平和贷款利率对房地产价格存在正向的显著影响;房地产开发投资占固定资产投资比重和经济适用房销售面积对房地产价格存在反向的显著影响;住房保障与房地产价格之间存在着弹性关系,住房保障的增加能够平抑房地产价格的上涨。更多还原

【Abstract】 By using the relevant data of 1999-2010 years,constructing the regression model,empirically analyzing the relationship between housing security represented by affordable housing and real estate market development.Several conclusions as follows: Per capita disposable income level,urbanization level and loan interest rate has a positive notable effect on the prices of real estate;The proportion real estate development investment accounts for of fixed assets investment and affordable housing sale area reverse the notable effect on the real estate prices;The elastic relationship exists between Housing security and the real estate prices,the increasing of housing security can stabilize the real estate prices.更多还原
